Browse Forums Building A New House 1 Aug 18, 2012 11:20 am Hi all, I am very new to this site, and I am wondering if someone can answer my questions. Me and my husband are looking into building our own house and as this is something that we have never done before have got a few questions that you may be able to answer Has anyone ever had problems with building up in the hills? If the company is throwing in either air con or flooring free, what would you choose as different people have said differently. What other areas do people do themselves to cut costs. As this is our first build any other info would be greatly appreciated. I prefer Refrigerated Reverse Cycle to help with the heating ( cost effective if you don't have Mains Gas) so I would choose the flooring. The Harder You Try - the Luckier You Get ! [not really free as they will recover costs elsewhere, but never mind] there are a couple of threads currently of builds in the hills - i think up near bedfordale. So have a check of these. The two major things we have learnt about building in the hills are; - SITEWORKS , allow $40,0000+ depending on your soil type and ours is one of the better ones for this amount ! -BUSHFIRE(BAL) RATING - depending on where you are planning to build . Again we are lucky enough to have a lower rating but still looking at $10,000+ to ensure we comply. Have you bought a block yet ? Re: Building in the hills in WA 6Aug 22, 2012 9:01 pm Hello again, We have bought the block and in the stages of finalizing plans,pre-start etc. We are hoping for slab about November , all going well We designed our own house so that did work out slightly more expensive (due to size and added extras ) but still cheaper to build than if we were to buy and renovate a 4 x 2 in the area we live in. Things we found very helpful before buying was talking to the neighbors about their site works, chatting with local earthworks companies about work they had done in the area and building companies about how much more they charge for hills building. Flooring can always be changed without too much hassle except for tiles of course... As far as cutting costs, not sure if you mean during construction- as in doing some tasks yourselves or having a choice of your own tradie? There is a limit on what any building company will allow. You should be able to get an approximate idea of site works from the developer and people who are further along in building in the area. Re: Building in the hills in WA 9Aug 23, 2012 10:53 am Hiya,we are one of the ones building in Bedfordale & with Ventura Ask as many questions on here as you can,its a fab source of info. Ventura allowed us to do our own site works,some builders do not or charge you for trying to save some $$$,they can think up all sortta reasons why they do this. And its wrong Earthwork company we used were Bob Moles & i cannot say highly i regard them,their just wonderful people to deal with.Extremely helpful,give you lots of tips n ideas & also supply a plan of the earthworks that the council WILL pass without probs. They just go up n beyond & no i am not related to them There is also Vince who provide a good service but dont offer the same quality service as Bob does. Give them a ring & tell Julie i sent you make an appointment to sit & chat & you will see what i mean. Builders will charge up to approx $100,000 for earthworks out our way,we paid $550,000 will alot of extras done,included were shed cut (not ready for shed yet) & they will come back to do the pad which was included. Rain water tank cut n pad,rock pitching to pad(at the back & side we are 2m off the ground,clearing the block as we did the trees ourselves to save $$. They pulled big stumps out & took it all away. Septic tanks & 3 11m leach drains ++ They will also when we are ready supply us will clean fill for nix coz this saves them having to cart it away. Also they did take out some grass tress i wonted saved but they have offered to drop of any that have to be removed from other sites if the owners do not want them,again saves them dumping money but helps us heaps. They also break up any coffee rock to sizes you can move by hand & pile them up for later,other earthwork companies just pile it up in huge sizes that you can only move with a machine. The other ladies building out there are Soaked Blonde,Chuffy & Living the Dream they will answer any questions for you,happily,a great lot of ladies. I am one of the ones building in Bedfordale and our site related costs are around $90,000 - this includes cut & fill, sand pad, septics, soakwells, power & water run in, retaining wall and a few other things I can't remember off the top of my head. In regards to the BAL costs, ours are around $9,500 for level 12.5. But the view you get is just amazing..... Re: Building in the hills in WA 15Aug 28, 2012 4:43 pm $10,000 gets you nothing in the Perth hills,the money quoted by myself & SB are typical of those areas. Some cheecky builders add their % on whether they are organizing the site works or if you do,they like to call it a guarantee payment to make sure everythings done properly,pfft,its money grabbing & SB,myself & others here have found that out by starting with 1 builder & refusing to pay this % payment & going elsewhere. They can try to explain it anyway they want. Were dealing with big lumps of coffee rock for starters in the hills,different slab rating than per normal etc,it all adds up.
