Being in the industry and having spoke to A on a number of times i dont think we will have an issue. However that was before I discovered this little blog and I think I have spent more time reading this than actually working.... OMG how funny are you lot! I am fairly new to H1, we are about 2 months in to our build and just about to have the eaves go up then gyprock then lock up (you can see my blog for pics if you like). Just thought I would jump in and say Carak - I know exactly where you're at, I remember it so vividly, but I never investigated H1 and I so desperately could have used this support when we were going through our find a builder/plans phase. hang in there you are doing amazing research and it will pay off. Actually, we sold our place in Kellyville and moved in to my fathers place so we could build (he moved out), with the thought process of - yeh, we'll be here a year and all will be great. Well that was 2 years ago and we only hit construction in August so thank goodness we didnt have rent to contend with, very lucky.. Not quite sure what we were thinking actually. We looked for ages at the homes, found a builder we really liked, just couldnt get the budget together. In the end there was always something missing, so we drew up our own plans, put everything in it we wanted and then used an architect to fine tune it. It is such a long process, we were quite specific too on room sizes and DH had to have a games room etc, but our land is quite big (4777sqm) so we needed to make sure we got it right. It took 12 months before we signed with our builder and then 12 months to get to construction, thanks to Council (that's a blog of its own ) then we also got hit with all the elements - land was fire prone (only 12.5BAL) but still added additional cost, then the other way and got hit with flood too, so the house had to be so high above natural ground levels and so on, wouldn't mind but it's a piddly creek (we're on a golf course) and it's 80m away from our house. Piering we ended up with 152lm and luckily our builder included 150 for us so only cost us $180. I spoke with our neighbours as we originally had 100 included and once we found out what he used (150lm) we asked Kurmond to increase ours to 150 and they kindly did (saved us $4500). Pieiring you will never know until they drill. I can only recommend a contingency and if you don't need it great, keep it for something else.
