Can't be spilling good wine Perhaps Gogo you could joint your DD cheerleading squad to help with the exercise plus a little mother/daughter 'bonding' at the same time. I was so absolutely set on Masterton, it took a lot of convincing for me to shift from them, but the site costs tipped me over. I think many of the project builders are like that though. When things start getting out of the box, the whole box just blows up As for P class - we had P class but didn't require extra piering like gogo. We have a lot of rock on our site, so the piers hit rock early and therefore didn't require extra drilling. We did have to pay $1000 for rock though. It is either one or the other. But Zen didn't charge any margin, they just said to pay the excavator direct for the rock. P class slabs have things like extra wide piers, extra steel reinforcement in the slab, thicker slab etc. All good things that you want for a strong foundation. My DH was obsessed about structural quality. I was more concerned with the back end pretty stuff Jen - yes!!! Absolutely you should be starting your own thread!!! And include a link in your signature so we can all find it Sunshine, I must admit my attitude is not always positive but as everyone has told me when you are building a house it is like a roller coaster so I have to force myself up to the top but as we all know the fall can be very fast down the other side. In regard to P class slab, I don't think we will have 'moveable' soil, I think we will have rock. The type of rock could be a problem (P) most likely sandstone and I don't think that would be classed as a 'good' rock because it can be very soft. We will just have to wait and see. All a big waiting game at the moment... Love all your details about reinforcement, thicker slab etc. for someone who was more concerned about the pretty stuff you certainly have great knowledge and understanding of the structural side of things. They're one of the biggest builders in this nation and more towards to mass market with mediocre quality. I consider Zen's inclusion & quality is similar to Alkira's class which offers highly customisable house. From my research Masteton's review is not better than Claraledon or Metr1c0n. It's no brainer to choose Zen over Masterton even if Zen's price is slightly higher. Must admit Sunshine & Apue, haven't really looked into Masterton to build but have looked at the design (plus 100's of other builders) Personally I think a 'smaller' builder is better, they seem to have more of a connection with the client. The CDC and DA are entirely different path so knowing which way you go will save lots of time and money, of course stress. They have different criteria impose the architecture constraints. You have 1200sqm so you're almost free to go either CDC/DA in terms of floor space ratio. In CDC, the certifier offers the preliminary assessment by paying $500+gst so you'll be certain if your plan can be built on the land. Once the preliminary assessment is passed, the approval time would be less than 5 days. Just out of curiosity, did you consider to subdivide the land and build a duplex or something? Hoping ours is Bal19 or even Bal29 but it will probably be Bal40... don't seem to have anything go our way lately.... If you don't live in the area, do you have someone looking after your site e.g checking if the builders are there etc. If you don't, I could drive past every now & then and check on things if you... Being in the industry and having spoke to A on a number of times i dont think we will have an issue. However that was before I discovered this little blog and I think I have spent more time reading this than actually working.... OMG how funny are you lot! I am fairly new to H1, we are about 2 months in to our build and just about to have the eaves go up then gyprock then lock up (you can see my blog for pics if you like). Just thought I would jump in and say Carak - I know exactly where you're at, I remember it so vividly, but I never investigated H1 and I so desperately could have used this support when we were going through our find a builder/plans phase. hang in there you are doing amazing research and it will pay off. Actually, we sold our place in Kellyville and moved in to my fathers place so we could build (he moved out), with the thought process of - yeh, we'll be here a year and all will be great. Well that was 2 years ago and we only hit construction in August so thank goodness we didnt have rent to contend with, very lucky.. Not quite sure what we were thinking actually. We looked for ages at the homes, found a builder we really liked, just couldnt get the budget together. In the end there was always something missing, so we drew up our own plans, put everything in it we wanted and then used an architect to fine tune it. It is such a long process, we were quite specific too on room sizes and DH had to have a games room etc, but our land is quite big (4777sqm) so we needed to make sure we got it right. It took 12 months before we signed with our builder and then 12 months to get to construction, thanks to Council (that's a blog of its own ) then we also got hit with all the elements - land was fire prone (only 12.5BAL) but still added additional cost, then the other way and got hit with flood too, so the house had to be so high above natural ground levels and so on, wouldn't mind but it's a piddly creek (we're on a golf course) and it's 80m away from our house. Piering we ended up with 152lm and luckily our builder included 150 for us so only cost us $180. I spoke with our neighbours as we originally had 100 included and once we found out what he used (150lm) we asked Kurmond to increase ours to 150 and they kindly did (saved us $4500). Pieiring you will never know until they drill. I can only recommend a contingency and if you don't need it great, keep it for something else.
