They are making all different kind of troubles on my house/my street since day 1. For example, they did not use the dump skip, they dump all the wastes alone my wall. I had to report to lightsview to ask them to clean up. They damaged my wall when they dug the footings, they did not tell me until lightsview's landscaper witnessed that and reported to me. Their footing collapsed before the concrete pour so they had to re-compact the dirts. These made serious damages to all the houses on the street. The contractors did not keep the site clean, make a huge mass on my veranda and my drive way. They promised they will clean them up but they did, I ended clean them myself. They blocked my drive way everyday and refused to move the car, I couldn't go home or go to work. They jumped onto my roof or my balcony without my permission, they never give notice or ask for permission. Reported to customer service countless times but it's all official answers and never bother to fix the problem. Tried to contact the customer service manager Danielle but never get any single reply from her. Last week they put the scaffold on my balcony without my permission and when I ask them to remove it they refuse to do so. Yesterday, their painter used my wall as the paint test, graffiti on my wall. I am very angry with Rivergums, already report to lightsview and council about everything. Will call the police next time. I do not believe they will ever stop making troubles on me, they did it on purpose. Already got warned by few builders when they heard my next door will be built by Rivergums. Now I understood why they said that. Regarding to the building construction quality, they had done few things done illegal and not up to the building standard, already reported to council and will get site inspected very soon. Good luck to those people who build with Rivergum Homes, I hope your house won't collapse one day. However after i visited council i found out that their courtyard size is long and narrow, not standard 5x6m. Because it is quite shallow in depth with an overhanging portion of 3.35m L x 3.48m W = 11.66sqm. leaving the actual exposed courtyard size to only (7.69-3.35) x 3.48 = 15.1 sq.m. We have some concerns about overshadowing, leading to loss of light. We are also concerned about being overlooked, and would be keen to understand what steps have been taken in the plans to address this. The proposed undercover area has been described as alfresco, however they build entire second floor on top of the alfresco, this is something we have never seen before, it's not just a ground height alfresco but actually the full height 7500mm structure. Moreover, our primary concern is that the existing roof height and design next door will block sun to our solar panels, which we placed on the roof in a certain direction in good faith that we would be able to make use of them without impediment, given Lightsview’s encouragement of renewable energy initiatives such as solar. We ask council to please provide some reassurance that they have assessed the impact to solar, particularly given the that next door is to the North of ours, and is 7500mm height with a flat roof in comparison to our existing gabled structure which is 5880mm height. We are worried about overshadowing of the roof, and are extremely concerned that without some modification to the existing design, we will be negatively impacted, initially due to a reduced investment in solar return and eventually resale value. But guess what, council replied me that it is not council's building matter, they kicked these issues back to lightsview which of cos lightsview don't care. We are very disappointing with Lightsview and port Adelaide council, they never responsible for anything, unlike other councils our other properties belonged to, other councils are much more helpful and do care about the concerns we raised. We will never buy any more properties that are belong to CIC or port Adelaide council. To be honest, my neighbors are all starting to sell the properties they invested on Lightsview, leaving disappointing that what they promised and what's the end results are. More and more cheap ugly houses now, the more cheap houses in this area, the house values keeps going down, they have no standards now, whatever they rejected us and giving us the troubles, they just let the rest pass through now. We start seeing houses without balconies, build to max sized with small windows. I had a chat with some agents and they say the owners usually at least lose $100k and above when they sell the houses in Lightsview. I am still seeking the way how to stop our solar panels being blocked by taller building next door, we are the first one to build, we don't know what's next door's building gonna looks like, but they do know ours when they design theirs. Secondly you are too nice and I wish I lived near you because I would have come over and kicked that mother f*&ckers scaffolding from off your house and told them if the ever got back on your balcony without your permission I would smack them in the head. Lastly I would have slashed their tyres if they parked you in anymore. I can't believe some tradies sometimes they just have no respect. If I had of caught that painter that disrespected your wall I think I would have jammed his head in the paint tin. I hope everything works out for you because you seem like a really nice person. Re: Frozenkuku's build: Lightsview terrace - moved in - phot 347Aug 24, 2016 11:06 pm i haven't log in back to homeone for a long time so to follow up what i feel to live here, here's my opinion 1. after 1 year rivergum house had handed over, they never come back to repair the damage. the supervisor never return my message or phone call, and the house owner doesn't care, he only lived 2~3months and quickly rent out. 2. I still cannot find any joinery maker to complete my home theater, every joinery maker starts off saying they can do anything i want, but as soon as they see my design, they never return my email. some says it's easy to do after they saw my design, but never come back again cos they say "my CEO doesnot give me the permission to do it" 3. i will never recommend anyone to purchase in lightsview again, from my memory, i have brought more than 10 customers to lighsview, totaling over 6 millions worth of house. However, I have stopped doing this cos i felt sorry to recommend anyone to live here now. Lightsview found big lot is too hard to sell cos no one is willing to invest big money on here. There's reason for it, they kept on introducing cheap, low quality house package house that is around 300~450k. those houses are locates on the same street with the expensive houses. They never think how those 1 million dollar houses owners' feeling about living next to the crappy 300k houses. It affects the house value!!! simple. Talking to few agents that are selling houses in lightsview, it's really hard to sell the high end houses, none of the house owners make profit, they all lost a lot of money by keep reducing the house price in order to get rid out of it. Unless you wants to live here, then never invest here, invest somewhere else EAST, it's much better in return. How about if you want to live here?? well, you won't enjoy it too. one of the selling point about LV is the fast fibre internet, but a lot of places got that now. you need to put up with the building dirts/rubbishes and noises every day, probably another 10 years ( lightsview selling progress is way behind cos no one wants to buy here". It doesn't look as nice as it sounds too be. Ugly disgusting water view, park view, no community facilities...etc street parking everywhere when there's a sign says"no street parking", all the streets are small and narrow, it's so dangerous to drive home at night cos people just parking with no respect. Another stupidity is they live to randomly sell the lot, so for example, the difference of the first built house and last built house on the same street probably can have 5~8years in difference. The early built, like me, for example, i built first one on my street, lightsview is pretty nasty with me, i follow everything they want, but now my left and right neighbour no longer need to follow that. and Lightsview deny they forced us to do so. one is that you no longer need balconies on the road side, you can have your bedrooms extended. It made the rest of us really feeling stupid, there's no view on the street, we wanted no balconies but you forced us, and now my two neighbours have fully exteneded their bedrooms, there's no consistency. Another example is, I cannot know what my future next door's house gonna look like, i put the solar panel on, and now my neighbour built much higher houses and never thought of blocking solar issues, and my solar panels are all useless now. Lightsview says they never need to think about this issue because it's my responsibilities. I am not a god how the hell do i know the house after 3 years is gonna block me? LV wants residence to install the solar panel to meet the energy efficiency but they don't care after you spent the money. it's just full of bull sh*t. basically it means " hey u are stupid to be the first, you are dumb to install the panels" Another bull sh*t they now going on is the court yard, the early neighbours all follow the rules , having the court yard size standard and symmetric to your neighbour's courtyard. However, they made my neighbour to build a long rectagular size court yard that is not symmetric to mine, and they let them to over hang and build a bed room on top of the courtyard. To me, if you build something on top of it, it's no longer a courtyard, but LV still full of sh*t saying it's a courtyard. It's not like they build a vergola for your yard but you are actually build a living area on top of it. they say it won't affects the light but you know its rubbish. They also trying to foolish me by lining up my roof eaves with their overhang 2nd floor saying it's not too much over but everyone knows you should compare to the actual wall, not eaves. look my photo, they say it's aligned, but from what i can see, it's at least 1 meter out. They say it's too late and there's nothing they can do to stop that, i know they will not do anything about it All i can do for a good faith is warning people" do not waste your hard earnt money in this sh*t area" cos LV will kick the balls to Port adelaide council and council will kick back to lightsview, it's their game Port Adelaide Council is the worst council i have ever experience, they only want money, they don't care anything you complain. Unlike my other properties in burnside council and campbell town councils, those are much better.
