Browse Forums Building A New House 1 Aug 11, 2012 10:50 pm Hi, I am wondering if anyone can give me a list of the procedures to follow when building a new house. We are thinking of buying an old place, having it demolished then building a new house. We don't know anything about what's involved so any advice would be much appreciated, starting with the demolition (do you need a permit to demolish?) Applying for permission to build, choosing a builder etc. etc. I am grateful for any advice to come my way. Many thanks, Suzie. Then you need a demo company , or a big sledge hammer Demo company will get a demo license on your behalf and know everything else like timeframes in your location , rat baiting, curb and possible fencing security deposits etc. You may also need a surveyor. Assuming you have a property in mind. Rough estimate on costing prior to any builder Surveyor 6-8K Council 2-4K Demo 12-18K ( all of this can vary greatly tho ) Again , luck ! We bought an old house two years ago and demolished to build our house. To give you an idea of timeframe, we signed our building contract last August, got out final drawings November, then prestart soon after. Final selections ( i am VERY fussy ) was signed off mid feb. building site scrape was end February. Lock up happ last month and expected handover next month. Ours is a fairly complicated build with different levels , high ceilin and custom doors/windows. Initial payment was 1000$ and once you recieve the final drawing it's around 5% of contract Soon after we signed our contract we organized demolition. You can organize the demolition lisence and verge permit yourself once you finalize the demolition company. It cost 2000$ in total roughly for stirling council out of which 1500$ is a deposit and took 4 weeks for lisence. I also spent 1000$ on disconnections, water and gas, sewer ..... Make sure the old house it still isn't conncted to septic tank, it costs a bit to get it removed!! Also DONT get a sloping block , it a pain :p!! The site was demolished and ready to go in November, but was delayed because of Chrissy hols and I kept changing thing after prestart. Or you in Perth ? If you want I can give you my demo contact ... There is a lot involved isn't there! Can I ask how much the chosen builder takes care of and how much sorting out is needed to be done by the owner in the way of permits etc? I am guessing the builder doesn't get involved until the land is free of old house so up to that point it's our job to source demolition company? (do they advise what has to be done before they turn up eg disconnections)? Also would it say on a sellers contract if the house is connected to a septic tank? As you can see we are very naive with building but with nothing much to buy on the market at the moment we are having to consider building what we want... Thanks once again. Also disconnections and permit for demolition ect you can get the demolition company to do it as well. I was just trying to save a few bucks !! For the builder, when once you complete the prestart and sign off variations and final drawing they need an empty land. If you going with a builder you don't have to worry about permits ect. It should all be included in the base price of the house. You can ask the council for sewer connection drawing to locate septic tanks. Might be a bit different in Queensland.
