Our first one was great and went seamlessly. They were a small Sydney builder then. They are bigger now and havent got the infrastructure to support this and sadly nothing worked this time. Through sale, tender, construction, supervision and management we could not be more unhappy. It's the third house we have built and when we build again next year it definitely won't be with them. Re: Building with Coral Homes 44Jul 01, 2014 9:23 am I'm sorry to hear that sydneylandscaper. Could you possibly share more details of your problems? We've just signed the prelim agreement with Coral and I'd be interested to hear about your issues. Was it mainly a time thing? Quality of workmanship? Where did you build? Feel free to PM me if you don't want to post it here. Thanks Julie Re: Building with Coral Homes 46Jul 30, 2014 12:53 pm What costs are you after? Electrical through Clipspec is always expensive - very easy to spend quite a few thousand more. A single batten is $60. Owner supplied lighting is $78 (go figure its cheaper for them to install a batten). Light switches up to two gang are free, three or more gang will cost you (Can't remember how much). If you want to double (or more) switch a light or series of lights, add another $60. I'll post some more prices later once i get home. My Noosa 23 Build - viewtopic.php?f=31&t=72782 Re: Building with Coral Homes 48Aug 01, 2014 5:09 pm I don't have a price list, this is just from my experience having just gone through the clipspec apointment. I ended up putting battens in a lot of places as it was going to be much cheaper to buy my own lights and have a cousin (electrician) install them at mates rates. Some prices - Batten holder: $60 each (incl bulb) - 36W diffused double fluoro: $147.50 each - 11w LED cool white downlight: $130 each (this isn't too bad a price if you are going to get all lighting done through clipspec) - 15W CFL downlight: $106 each - 20W LED floodlight: $151 each - Owner supplied lighting (upto 100mm downlight install): $78 per light. - 2 switch + dimmer light point: $99 each (talk about ripoff) - 4 switch: $12 each - 2-way switch (turn off/on lights from more than one light switch): $60 each - 2 GPO outdoor waterproof switch: $105 - 2 GPO indoor: $62 each - Exhaust fan with draftstoppa: $169 each - Additional light/power circuits are $171 each From what i remember, oysters start at $100 and go up to $250 for a LED 1600lumen unit. Don't even think about the Saturn range. I didn't realise it when i was going over prices but i had two of the Saturn range double GPO's installed to the kitchen splashback, each one cost me $159! How can they justify $100 more for some different color plastic, and some thin aluminium?! God forbid you start talking C-Bus. Don't even bother, get it done after build if you must have it. Pendant lights are generally quoted onsite by the electrician as they vary in weight and complexity. IE: Chandeliers will cost more than a standard light-on-a-rope style pendant to install. We're trying to work out How much we should budget! We'll probably just put battens up and get downlights etc after handover. Thanks Julie Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13771 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4346 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74708 |
