Im currently looking at buying block in the boardwalk, flat block, in established area, etc, but want to find out what possible site costs and if there is any common findings associated with soil in the point cook area? When we initially dealt with PD and AVJ, our soil tests came back with class H site classification. Our site costs were fixed by PD at $7K and $13K by AVJ. With M though, it was initially classified as 'P', thus they were asking for around $17K for the site costs. We cancelled then came back to them. When they did another soil test, it turned out to be class 'H'. Site cost is $8K+. Interesting to read the difference in price initially from M, as opposed to what they found the second time round. I assume its safe to budget on 20K as a worse-case scenario. Am i understanding correctly that i do have the option when i decide to go with a builder, they include a soil test as part of their contract, and fixed price on site cost depending on results of soil test?
If so, my choices now are: 1. Have soil test done independantly before purchasing land, and then approach different builders for quotes on site costs (can i rely on the builders though?) 2. If you have your own soil test prior to purchasing a block, your builder will not use that and will ask you to pay for another soil test to be conducted by their own accredited structural engineers. When we had our very 1st soil test (with PD), the S/C then told us that we can re-use it should we decide to go with a different builder. But it didn't happen. When we moved to M and AVJ, they didn't want to rely on that soil test and so we had another soil test. Quote: 2. The soil test will have to be done 1st before they could quote the site cost. Normally, because the builders have been building houses at POint Cook, they have more or less an idea what the soil classification is, that's why they normally fix the site cost in that area. They know there are no surprises in that area. So, I suggest that you check out different display homes, choose the house and builder that you want and have the soil test with them.
