Browse Forums Building A New House 1 Aug 06, 2012 8:06 pm Hi everyone I'm wondering if there would be a manhole for a drainage easement in every block? What do you think? http://www.landsa.com.au/_literature_10 ... d_envelope I've chosen Lot 828, but it doesnt have a 'legend' as such. By the look of the plan my best guess says there will be a manhole in block 827 but not in 828. (PS it is only a guess....... but I do work in the drainage industry) The Harder You Try - the Luckier You Get ! Re: Manholes for drainage easement. 3Aug 06, 2012 11:15 pm We have a man hole on our block. Our easement runs down the side. Have not decided exactly what to do about it yet but fortunately it does not really impact the building or any retaining. Hopefully it can just sit in a garden bed?? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Don't stress though. I have one on mine, and I build a little garden bed around it, I will put a bird bath on top and surround by plants. So access is there at anytime anyone may require it. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ You'll know 100% once you get back you're council application & soil/engineer report. But I'm pretty confident its there. Re: Manholes for drainage easement. 7Aug 07, 2012 10:30 pm Thank you so much for doing that! That's so awesome of you! I managed to get a copy of the site plan today. The legend said that it had a drainage grate in that spot, not a bloody manhole! My partner and I went to have a look today, and surely enough, theres a big manhole there! Luckily though, it's set in quite low so it shouldn't be too much of a problem to cover. The other block we looked at had a manhole but it was well above ground level! I'd love to see more photos from everyone. Thanks again! In my area you can't build over manholes/points and need to be 1m off sewer mains but each area is different. Council should be able to advise what else is in the easements storm water etc. Re: Manholes for drainage easement. 9Aug 08, 2012 12:10 pm Was thinking if the area is flat enough, you could always lay pavers around the man hole and sit a shed (say 2m by 3m) on top of it and just have the man hole out of sight in the shed as flooring. As long as there are no "fixed structures" obsecuring access you can pretty much do what you want. But remember that the easement its self may need to be dug up at anytime. So simplicity is your friend. That being said I personally don't know anyone with an easement on their property who has had to deal with it over their period of ownership on the block. Pretty sure its a rare thing to encounter issues with it, and should definitely not detour anyone from purchasing a block with an easement. Re: Manholes for drainage easement. 10Aug 08, 2012 12:57 pm Thanks all My partners parents have a man hole on their property and its been accessed once in 30 years (to replace really old pipes). Hopefully since I live in a newly developed area, there won't be an issue! Good idea with the shed! I must start drawing up some ideas now viewtopic.php?f=31&t=58602 Feel free to follow our build! viewtopic.php?f=31&t=59958 Re: Manholes for drainage easement. 11Aug 08, 2012 2:01 pm 1stBuildFR Was thinking if the area is flat enough, you could always lay pavers around the man hole and sit a shed (say 2m by 3m) on top of it and just have the man hole out of sight in the shed as flooring. Shed can be dismantled with a days notice. You should be able to encase the sewer but you will need it designed and approved and access to lot 580 to do the work 2 17345 You might be able to apply to divert the sewer at your expense. In NSW you would contact a Water services co-ordinator and they would give you advice as to whether or not… 1 16326 Thanks - yea sounds like I need to submit build over easement application....ugh guess I better start finding someone who can do the engineering drawings 3 3527 |
