It is a 174m2 single level house. The upgrade will be mostly in the kitchen (stonebench, drawer) and approx $10,000-15,000. Will allow similar amount for the floor and windows. $220,000 .... DH used to work for a small builder,so he will put up pergola,decking and we,ve done our own retaining walls and I will do most of the landscaping,so we hope to have everything done inc. carpets,A/C etc. for about $320,000 The house is a 35 sq 2 storey (or should I say 'will be' went they eventually start!) Lets say in QLD the average block costs around $200,000. $200K doesn't buy much of a house when you include your driveway, fencing, landscaping, patio, etc.... Lets say in QLD the average block costs around $200,000. $200K doesn't buy much of a house when you include your driveway, fencing, landscaping, patio, etc.... Considering most people are now building out in the estates at about 150-200k for a block, with MacMansions at 250-300k base price it doesn't leave much change for the rest of it (carpets, window furnishings, driveway) even at 2x land costs. My house and land doesn't even cost what your block of land cost. So our land is double our house value! Our base house price was $130k, so yeah, we're adding $70-$80k, eek. We'll that adds to the intrigue of the formula. We're we are building the blocks cost us under $200K and houses are selling at around $600K. I think the 2x formula works well sub $200K for land, and your formula makes sense around the $400K for land.... Perhaps we should make up our own special formula the cover the spectrum of prices out there Seriously though, I agree with Cookiemonster. 400K is a lot to spend on a house when the land costs the same.... Our neighbour spent twice the land price on the house, landscaping etc and has a "comfortable though not particularly fantastic" home. The final costs for a landscaped yard and finished house can easily double from the "base price". We've opted out and bought a three year old home in the same street and sold the land. Very happy with the financial outcome. I agree also land prices are increasing rapidly. Same size plot of land up the road from ours is now 60K more than we paid 12 months ago; and if you are on the lake (2-300 metres away) you can add another 300K.
