Browse Forums Building A New House 1 Aug 05, 2012 11:31 pm Hi all, I have been following this forum for approx 6 months. I have learnt a lot in such a short period of time and now its time to get things happening. The wife and I were deciding between buying an old 3x1, live in it till we have kids then upgrade to a new or developed 4x2. After searching the real estate market and finding a number of old 3x1's that required work and were still expensive we decided to check out building a new house. We are very lucky (well my wife sometimes doesn't think so) that we have free rent living with my parents so we havent had the whole renting and saving for a house scenario. The wife and I are not high flying executives or FIFO workers, just average DINKS (double income no kids). We have purchased a 580m2 block in a small coastal town that overlooks a golf course. It cost a little more than a standard burbs block but a we have decided on lifestyle and three L's. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We have done the display homes from Alkimos to Dunsborough, searched the internet and read every newspaper to help find our dream/realistic home. We have been chasing a rear living home that has a large alfresco. Started with Celebrations Homes, then to Scott Park, then Ventura Homes and now onto New Generation Homes. Celebration Homes sale rep was great, nearly sold the place by his customer service. Unfortunately they charged like a wounded bull and wouldn't budge on price. Charging 12% more for a house outside the metro area where other companies were 2%-5%. Also charging extra for standard inclusions of other companies. Scott Park Homes had a few beautiful designs. We had meetings with two sales reps however I was very disappointed in their knowledge and general feel. Ventura Homes again had some beautiful designs but their price was a little high for our budget. Summit Homes again had some amazing designs but were outside our budget. The sale rep for Summit then show us a new promotion from New Generation Homes (Summit's mid range). The Monterey ticked a number of boxes for the Wife and I so we talked further with the sale rep. We were working on the Summit /eclipse but found another rep at the display version who advised starting with the base "Eureka" and spec up. Now have amazing plan for less than the base of the Eclipse. Check out my thread if you're interested. I like the Gambel's - might discuss those with Hubby tomorrow. We are currently building with them and have so far found the build to run extremely well. After council approval was received, site works began about a week and a half later! Which was 5 months after signing the PPA. The build has been quite quick up until now - site works started at the end of August and we currently have an unfinished roof. However, the roofers have been pulled off our job all week (so far) to complete a display home - not overly happy with that and then the brickies were 50 bricks short of finishing the separate garage we are also building. Hoping that next week is a new week and we can get back on track. Once the display home is ahead of our build we will stop losing our trades to it. I do have concerns over building over the Christmas break and to add to my worries the supervisor will be taking a months holiday just prior to handover (which is an assumed date by us, as New Gen won't provide an estimated date for hand over.) Signed PPA 23/09 and Land (Corimbia) 11/09. Waiting for titles to come out before we can do anything, so we're pretty much just sitting here twiddling our thumbs. The wait is rather frustrating I have to admit. Can't have any complaints with New Generation so far - Only really dealt with the Sales Consultant and he was friendly and hard working enough. We are building in Woburn Park The Vines. Stretched ourselves a bit but picked up a 1010m2 block opposite bushland. Corimbia is lovely. When are you expecting titles? Our sales guy went on holidays for a week, then the wife and I went on holidays for a couple of weeks. We finally caught up with the sales rep and have made a few more changes. Now waiting on the contracts and final drawings. Made a few more changes to the design. - 28c bulk head to kitchen - double sliding door from living to alfresco - a number of door frames. been now looking at the next stage of the building process...selections of everything starting to get a few ideas together. As our place is near the beach so going for a beach theme. They do make the beachy look you are going for, they would be worth the money! We are using the Atherton doors throughout, with Regal door frames and Fremantle cornice - we are going for a more traditonal look. We've upgraded all our doors as well, gives the home much more character than the flush panel doors they provide as standard.
