Advise please - 2months to handover - what to start?

Hi,

We are approx. 2 months away from handover and they are now finishing
internal lining (cornices, window/door architraves, doors, etc.).

I need to schedule several jobs to be done after the handover and
would appreciate any advise from your experiences as to
in what order they are supposed to be done.

At this stage, we plan to do:
1. Tiling (most of ground floors)
2. Timber flooring (Part of ground floors and all upstairs)

Remaining ones we need to organise are:
= Electrician for installing light fittings
= Concrete driveway
= Fencing
= Landscaping - Paving, gravel, lawn & plants

I guess the window converings can come towards the end.

As it is in a locked-up stage, I need to start getting quotations
from contractors very soon (hope I am not late..).

Your any advise are most welcome!

1. - Driveway - this way you are not tredding dirt into the house. dirt on the floors means cleaning before the tiles and floorboards are laid.
2 Electrician for installing light fittings - Ladders will not scratch flooring

3.= Tiling (most of ground floors)

4. window converings

Now you can move in, then save your rent money!!

5 - Landscaping - Paving, gravel, lawn & plants - But mark out where your fences are first. This way you can get trucks etc in via the back (subject to vacant land of course!!)
6. Fencing - Last.or latter half of Landscaping.

My personal thoughts, happy to be proven wrong as I will be in the same situation in about 3 months.

Good point re. Concrete driveway - I will organise this first - thanks.

As for the flooring, our contractor says they wish to start after tilings are all finished
so that the boarders are done properly (or something).
Also, the solid timber needs to settle in the environment for 2-4 weeks, so we will get them
delivered as soon as we get the keys. Hopefully they will not come in Electricians' way...

Re. landscaping, unfortunately there is no vacant land at the back,
and we are on a narrow land, so there is no acces for large machinery anyway.
Does this mean we have problem with landscaping the backyard? Hmmmm....
My friendly (so-called) multi-skilled father-in-law may offer to do the lawn
and gardening himself, but I would like the gravel/paving done professionally.

Also, do you know how much do we need to stick to the original Landscaping Plan
that was submitted at time of D/A was loged with the council?
I have had some change of hearts as to the location of some feature trees.
Any advise is appreciated.

Adrian B. what kind of fencing are you planning for your new house?
I was hoping to get picket fences. Good luck with your project (we both need it?))

Internals=
1. Electrician first so you have lighting to work with at night if need be.
2. 2. Flooring at the same time tiles & timber.
3. Window coverings last

Externals=
1. Driveway
2. Fencing
3. Landscaping

Good luck!
You may want to make sure that cleanup is complete before driveway and anything else that may involve heavy machinery. Heavy machinery driving on and off a new concrete driveway may damage it.

Also you may want to check that the slab is dry enough before putting down tiles and if glueing the wooden floor. The way I was told to check is to tape about a square meter of clear plastic to the concrete and leave for 24 hours. If it becomes damp/wet, it is not dry enough.

I will have to decide on light fittings soon and get quotes from electricians.

There are still a huge pile of mixed dirt/building waste, etc. in the front yard.
I will make sure they are all cleaned up before any work to start.
So much to think about. Sad that I will not most definitely use this experience again
in the future.. Have you build 3 times?? Amazing.
