Browse Forums Building A New House 1 Jul 30, 2012 8:05 am We just had an independent inspector inspect our house at frame stage and he gave us the report this weekend. Are these defects "normal", as in common oversights etc? -Enviroseal around the house has not been taped properly and is not sitting flush with the house, there are gaping holes where pipes has entered the house through enviroseal. This affects the energy star rating of the house. -2 places with 3cm gap between concrete slab and wooden frame. -Missing timber blocks at wall junctions. -Timber nogging located in north wall of room within the northeast front corner of the room is crooked not complying with requirements of AS1684-2 Residential Timber Framing construction manual – recommend straightening this nogging. -Timber wall stud located at vanity waste pipe & vent pipe has been cut down. This stud is required to ensure adequate support of the top wall plate & roof frame at this location. Unfortunately this timber stud is not salvageable & will need to be replaced & relocated further to the RHs of the waste pipe & vent pipe to ensure that this timber stud has adequate bearing onto the concrete floor slab to ensure correct top plate & roof support at this location. Replacement & relocation of this timber wall stud will require modification of plumbing / water supply lines & water supply points that have already been installed at this location. Have already sent the report to the builder so awaiting their reply. They have started bricking this weekend so hopefully, they won't work too fast to cover up the mistakes! oh and what is up with the huge gaps between windows and frames? I trolled through the forums and it seems that lots of people have this and the inspector didn't pick up on it, so I thought it wasn't that important? Inspector says that is fixed at brick stage but won't the windows itself, not secured by the frame, have a bit of movement? I also thought that this was odd, however was told by the builder that it was normal and then had brother who is a bricklayer also told me that its common and not to worry about it.
