I have just joined this forum after reading it for months. We are hoping to build a new home on 10 acres approx 35k's north of Melb. I have engaged a Town Planner to help with our planning application and now after 58 days have finally recieved a request from Council for more information. Our zoning is GWZ with a restrcuture overlay which has no issue.
Our council is well known for making life difficult and has probably had more VCAT appearances than any other in Melbourne.
We have changed our house site 3 times to accomodate their needs losing all our views( City skyline ) and now only have some distant views of the Dandenongs, we have situated the house in the lowest part of the property and have sited it so that it is contour responsive.
We have had to engaged a Land Management Consultant as this is a requirement of the zoning and now need a Landscape Architect due to the heritage significance of a property next door which under the planning scheme has heritage overlay. Mind you it is not on the State or national heritage listing.
I have two questions
1. Why dio I need a Landscape architect the letter does not clearly state the reasoning, I rang Town Planning and they said to get my Land Management person to call Strategic planning to discuss. Could it be that they require an overall drawing of what the completed house, paddocks and shedding will look like?
2. We need to supply an all weather driveway ( 100mts long ) with turning circle which are plumber is going to do in to stages Stage one just to the house for the Trades and stage two when we move in we will do the turning circle as it is a little hard to imagine until the cut is done, they have now asked that we supply a seperate scaled drawing on this driveway, can anyone tell me who I get could get to draw it up.
Can anyone help me clarify my two questions please.
