Browse Forums Building A New House 1 Jul 29, 2012 12:17 am Hi all, We are building with Plunkket homes. So far we have signed the preliminary agreement and house plans finished with drafting. This is the first time myself and my boyfriend have ever built and we were wandering about site costs. Today we received all our paper work to read and sign, ready for pre start next month. Though our site costs comes to $19,920.oo is this right? Our friends have built in the same area and same sort of land - flat with no limestone. And they only paid 7k for their site costs. Please help me understand why they can be this high for such a basic flat block of land. Have you ever heard of site costs being this high for this type of block? 515sqm2 roughly and in the metro area one vacant block next door and one retaining wall on the side and back of block. Re: Site costs 2Jul 29, 2012 12:28 am It is very hard to judge the site cost as even a block of land looks very "flat" in our eyes, it can have slopes everywhere on the block. So it is not as flat as it seems to be. From what you say, there are retaining walls on side and back of block. This already indicate that the block is no totally flat. (in WA developers usually build walls before titling to get a flat site - something that doesn't happen in other states) Site costs will depend on how much fill has been used to get it flat as the foundations may have to be deep to penetrate the fill. Re: Site costs 4Jul 29, 2012 1:56 pm in all your paperwork, you should have a land survey and a soil classification report. what do they say? that would give us a better idea. also each block of dirt can be different, even if they are next door to each other. you cannot tell what is under the ground until a soil test is done. and different builders will put different margins on site costs too. siteworks are one of the biggest unknowns when deciding to build. [and also unfortunately can turn out to be one of the most expensive] I am not sure whether Perth has its own way of doing things in regards to this.
