I've been told to leave aside anywhere from $2k-$8k but not sure where this all goes. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Electrical layout and budget ideas 2Jul 25, 2013 10:16 pm To give you an idea we had 22 extra double sockets at $75 each. Re: Electrical layout and budget ideas 3Jul 25, 2013 10:24 pm We used $6k: d/l provisions, ceiling fan provisions, extra power points, outdoor lights, heat/light/fan for bathrooms x 2.... It all adds up! Build thread: viewtopic.php?f=31&t=63784 Re: Electrical layout and budget ideas 4Jul 25, 2013 10:28 pm Added an extra TV point, one single floodlight outside, two double floodlights outisde, 5 additional double powerpoints, three quad power points, 2 additional data points, 1 additional exhaust fan (to laundry), two junction boxes on outside pillars. Cost just under $1500. - MrsT Brought first house in 2008. Renovated...a LOT. Built in 2013. Our thread: viewtopic.php?f=31&t=67954 Re: Electrical layout and budget ideas 5Jul 25, 2013 10:31 pm Project builders usually (for example) allow a single batten light-fitting per room, and a single power-point ... unless you go the Fancy Package and they allow a double power-point per room. A loungeroom probably needs a minimm of about 4 double points, bedrooms are going to need at least two ... then if you want downlights there are a few per room ... then there's networking for loungerooms & possibly bedrooms ... at about $100 per-thing-you-add, it's surprising how quickly it all adds-up. Re: Electrical layout and budget ideas 6Jul 26, 2013 8:00 am Depends on the builder though. Ours has two double power points in each room as standard, so we didn't have to get as much extra. And we'll be doing downlights post-handover so saved $$ there. - MrsT Brought first house in 2008. Renovated...a LOT. Built in 2013. Our thread: viewtopic.php?f=31&t=67954 Re: Electrical layout and budget ideas 8Jul 26, 2013 9:57 am we spent close to 10k extra, which was lots of extra powerpoints, foxtel, hdmi, all data cabling, intercom etc Initial Deposit 28/09/2012 // Prelim Contract Signed 25/11/2012 Selections 21/1/2013 to 23/1/2013 // Contract Signed 22/2/2013 Site Start 21/5/2013 // Slabbed 30/5/2013 Re: Electrical layout and budget ideas 9Jul 26, 2013 10:25 am Thanks for the replies - I've managed to get an electrical price list from someoone else building with the same company to get a guide and they seem pretty close to what has been mentioned above. The standard fittings are one double power point for each room, one light fitting, plus a single power point for all appliances, two phone points and two tv points. I think I've managed pretty well to map out where I'd like extra power points and TV/phone/data points/two way switches/external lights and external powerpoints etc but wondered if there was anything else I was missing as on the prices provided I expect only to be adding less than $2k. For other items I've not considered such as security system or intercoms, the price list mentions that "SPP" will be required - does anyone know what this is? PS - we are building a single storey and the promotion does include 12 downlight - I'll just be getting standard bayonets for the rest and arranging my own downlights to be installed after handover. Thanks again http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Electrical layout and budget ideas 10Jul 26, 2013 5:52 pm if you need more than 12, try to credit them and make them all consistant, or see if you can get downlight provisions. SPP is single power point Initial Deposit 28/09/2012 // Prelim Contract Signed 25/11/2012 Selections 21/1/2013 to 23/1/2013 // Contract Signed 22/2/2013 Site Start 21/5/2013 // Slabbed 30/5/2013 Re: Electrical layout and budget ideas 11Jul 26, 2013 6:03 pm Robbie - you need extra circuits as well. For every X amount of lights and power points they will make you get an extra circuit. With a single storey you can do a lot after handover. We spent $5600, but $650 was our spa hardwire Modified Fernside 38 Rawson Homes Blog: http://www.thehousethatmatandjenbuilt.blogspot.com Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=60501 Re: Electrical layout and budget ideas 12Jul 26, 2013 7:56 pm Ummmmm, $20K here but $12K of that was downlights Kerith - Building an Eden Brae Newport 40 in Sydney's North http://kerithsedenbraehouse.blogspot.com.au/ Re: Electrical layout and budget ideas 13Mar 17, 2014 10:06 am That's a lot of down lights Kerith. To my surprise down light prices have been reduced - still pricey but I went with them as I'd prefer not to have the hassle of doing much after handover. The only thing we left out were pendants over the kitchen bench and just had them put in the wiring for a fan to the alfresco but only because they didn't have anything I liked. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Electrical layout and budget ideas 14Mar 17, 2014 10:21 am Hi robbie55, Did you need to ask for a special provision for the fan? ( due to the weight of the fan) Cheers Re: Electrical layout and budget ideas 15Mar 17, 2014 10:46 am Hi Darali - no its was really just to having the wiring in place, TBH I hadn't considered the weight so there may be a bit of fiddling around but at least all the wires will be chased with the switch where I want it. http://camdenbuild.blogspot.com.au/ by invite only please pm me Coming back to your old stomping grounds, huh?
