The builder will have their own insurance for the site for the duration of construction; 2. See 1 above; Of course if there are legal proceedings connected to any death/injury then you (as owner of the land) may be joined as a third party but typically the builder's insurance would cover any issues. 3. The builder has the electricity connected in their name and they pay for usage during construction. Water and gas usage is normally paid for by you (the owner). This covers your build incase the builder goes bust and things need to be repaired/finished. Builder needs to have workers comp and public liability insurance. The builder pays for all electricity/water consumption during the build.
