Browse Forums Building A New House 1 Jan 07, 2021 4:00 pm Hi there! We've been looking at building a house with Brighton Homes, but have come across something we find rather ridiculous. In our initial meeting, they've stated the alfresco (which is shown and counted as m2 in the floor plan) does not actually come with a floor, only the roof and two supporting pillars. Is this normal for these kinds of builds? They want to charge us 4k to concrete it (5m x 3m). Thanks! Re: Alfresco floor doesn't come as standard? 2Jan 07, 2021 5:18 pm From a builder we've spoken to, yes it's normal to not be included. They told us concrete is only included inside the house, anything outside will cost extra (alfresco, driveway, footpaths etc.). In saying that, $4k for 15m2 of concrete seems expensive to me. That's around $267m2, we were quoted $70m2. Re: Alfresco floor doesn't come as standard? 3Jan 07, 2021 6:22 pm ![]() Hi there! We are building with Provincial Homes and the alfresco is included in the cost including the tiles. Some of the builders we looked at did just a basic slab for the included alfresco and you had to pay extra if you wanted it tiled. I have to admit we never came across a builder who only built the roof over the area so that certainly seems rather strange to me. "Is there any major concerns with them being the same height?" Yes, if you have floating floors inside then tiles on a sand and cement base on the alfresco outside.
