This thread has been an eye opener for me. I registered just to say thanks to everyone who've contributed to this thread. You should've seen the salesperson's face when I was going through 3 pages of questions
One point though which I'm having difficulty understanding is "Make sure contract reflects that the start date is the date that work commences onsite and not the later date after provision of evidence of funding."
Can anyone please explain this to me?

Absolutely not! Smart and well researched more like it. I only discovered this thread half way through build, read it thoroughly, copy and pasted relevant stuff into my own check list. Wish I had found it earlier too. Thank goodness for H1.

My partner is a sparkie and is doing all the electrical work on our build (hopefully - have to confirm with our builder in our next meeting).
He has come up with this idea for the island with the top 2 middle draws being for cutlery and our knives (instead of a knife block). We opted to not have the sink in the island bench so this will be used by me alot for baking so having the powerpoints on each end concealed is going to be fab and will definitly get used alot - saw you guys talking about it didnt know if it could give anyone any ideas.
I think it will end up only being 3 drawers high instead of 4 but we'll see what the measurements are. The tall cupboards will more than likely be pull out bins (1 for rubbish, 1 for recycling) or I'll throw the cookbooks in one

I must say, I spent hours reading this thread last night & writing down a HUGE list of all the things that we had missed or not even thought of (we are still at floor plan stage). I mean, who thinks bout where the manhole is going to be??? Excellent suggestions that make a very difficult job easier. Thanks everyone If I come up with anything new, I will be sure to add it to the thread

OK, I have just spent my entire Saturday night (well the most part of 4 hours) reading through this entire thread and am SOOOOO super grateful for all the suggestions posted!!
We are about ready to complete selections and have the slab poured (plans at Council now), so all these things to check came just at the right time.
A few things I have to add:
1. We were under the impression timber laminate flooring was a pretty good alternative to thin board wooden floorboards (not jarrah or other hardwoods of course though, as they are super pricey). Once at the flooring place, realised the timber laminate is a piece of chipboard with a PHOTOGRAPH of wood on it. No thanks! (Ended up with wideboard dark real wood floorboards... at double the price )
2. Put small LED lights in the walls up your staircase (2-storey build)... no issues then with changing light globes up high and provide easy visibility down the stairs without having to turn a full light on at night.
3. Make sure you have sufficient wall space to house a BBQ on/in your alfresco. Usually, like in our case, our alfresco is the back corner of the roofline, which means only ONE wall to butt a BBQ up against (other will have the doors). We have used a high window on that ONE wall so we can place BBQ underneath.
4. Make sure all vanities have DRAWERS! Much neater than cupboard shelving for makeup/hair utensils/spare soap etc.

... after living in our house for 17 months we realised on the weekend that the downlights in the two niches in the hallway are not centred ..... We had visitors flor lunch on Sunday and they noticed it ... we've only recently hung something in the niches so never really looked at them too closely before ... quality build my @rse
Add this to the list of things to check at PCI wherever you have lights that should be centred!!!!

We requested our HWS to be moved back approx 1 meter down the side of the house to allow for sufficient room for the gate to swing open and to get past.
We also almost forgot to request fly screen doors to our alfresco. We had fly screens included in the promotion so didn't think about it.

Unexpected costs - we received a bill from Energy Aust (ETSA) for around $250 to upgrade the single phase meter to three phase. Checked with the builder as we paid extra for three phase who replied with "The attached bill is for the meter. We do not supply the meter, the provider supplies the meter. Therefore the attached bill is for the supply of the 3 phase electricity meter which is not a part of our scope of works".
It would have helped if we were advised of this when we upgraded to three phase.
Another unexpected cost - SA Water had been sending bills to our allotment which were returned to them since Oct 2011, they have just found us in our rental and sent a bill for over $900 I have now been advised that we still have to pay for the water even though it's not connected "because it runs past our allotment and can be connected in the future", so if you're not receiving bills from them, check to see if they have your current address.

It is my first post here. Just wanted to say hello and thank you for all the great tips here.
We are at the beginning and I'm just thinking about starting our own building thread

a BIG THANK YOU to all who contributed to this... it's pretty amazing. I now have a long list of things to look out for, in our new build.
One other thing I'm thinking of doing is, having weather & dust seals to all external doors, internal garage door and bar cabinets.

Thank you to everyone that has contributed to this thread- my husband and I used the summary during our discussions with the builder.
A quick question though- when adding an additional drain hole in the laundry, was anyone told of different sizes that were available? We weren't advised of this. We attended the site at the request of the tiler and we noticed that the additional drain hole (which we paid extra for) was half the size of all the other drain holes. When questioned, the SS stated that 50mm is standard size. Which begs the question- why are the rest of the drain holes 100mm if 50mm is the standard size?
Colour me confused.
