Hi all,

We're having 3122mm x 1200mm island bench however in our NHP (new home proposal) it says:

A join may be required in the bench top and will be located as per suppliers recommendations.

I have requested with our CSR to indicate in the NHP that the Client is requesting no join. I was told that they cannot omit that wording as it will depend on the bench length as well as the supplier's availability during that time.

Can anyone please advise? Have you also requested no join on island bench in your NHP?

I don't want to risk it as I may end up having an island bench with a join.

I’ve always read that anything over 3m has to have a join. Can you reduce bench to 3m if you really don’t want the join?

Thanks shokel1975, I thought a 1 piece of stone is 3200mm in length. I'll check with them and reduce to 3m if it's the maximum. Should I still request them to indicate no join to make sure?

I would just to be sure. You never know with these builders what you will get if you simply ‘assume’. Lol

It actually depends on the type of stone/brand you've selected. Some brands like ceaserstone and Cosentino have some in their range that come in larger slabs. E.g I have chosen a 40mm slab from cosentino which in the jumbo slab comes in 3.2 x 1.5m. Ceaserstone have similar in some of their products only they have it slightly larger at 3.2 x 1.6m.

In ceaserstones case however the larger slabs are dependent on the local supplier/installer not ceaserstone direct. When I asked ceaserstone about the large slabs, they said they don't make them. When I enquired with my local stone benchtop supplier, they confirmed that they have the CS jumbo size.

Our slab will still have a join as it's going to be 3.6 x 1.5m. I'm okay with it as I get to choose where the join will sit and have seen some on display - it's not that obvious.

Largely depends on the brand of stone. Quantum stone only go to 3mtrs so we kept ours to that to avoid a join

Thanks Cooky and Melos, we are having the Silestone and I believe this is Cosentino. I love the depth to be 1.5m as well, but will see in our studio appointment if budget permits. We are having the waterfall edge on both sides.

Is a structural change normally not allowed even if you haven't been to colour appointment? I've asked for a minor structural change (move heating stack to next side to make good use of the space better) and was told it's already in the production and cannot be changed. Some builders normally allow clients to make final changes prior to colour appointment. Just disappointed that they can't consider for just 1 item. Appreciate your inputs. thanks

Have you signed your final contract with M? Usually you can do this if you haven't yet signed your contract and paid your 5% deposit.

Thanks shokel, we aren't with M. We are building with Burbank. We haven't signed our contract yet and haven't paid the 5% deposit.

There shouldn’t be a problem to make the changes - if it’s physically possible to do so.

Thanks. Here's what I have requested:

- move WIR shelf to the centre
- relocate the heating stack to the other side and move the wall as shown, so Bed 2 will have wider space

They came back with the below comment.

The heating stacks are aligned to those on floor above/below. Hence it has been deemed a structural change.

Thanks IamSAM, I don't see heating stack below it. I have contacted our CSR again if she can request it to be changed. I'm waiting for an answer.

The heating stack probably aligns with a vent or series of cutouts for running the ducts.

If you haven't paid deposits, etc I'd be curious how they're already in production for the framing

Thanks Drew, probably that is the reason why it cannot be relocated. I have just emailed them again if relocating the heating stack isn't doable, we can probably move the wall instead so Bed 2 will have wider space. Hope they will allow this time.

Just an update that the request to move the wall has been declined. I was told that no structural change in the production. Anyway, I should be happy for what it is now. Lesson learned, when making some changes with the lay out of your home, review the heating stack position once they send back the drawings as they may also change due to changes in the lay out of your home.

For those building a 2 storey house, if you upgrade your stair railing, don't assume the upgraded railing continues around the landing upstairs. Some house designs have a plaster wall as standard at the top of the stairs, and it is a separate upgrade (and cost) to continue the railing upgrade for the landing. It can be easily missed on a floor plan too.

Which rail did you upgrade to?

Timber rail and Stainless steel posts. But you need to nominate that it is to continue around the landing upstairs, otherwise you get a plaster wall. Thankfully I found this from another user on the forum before we got to finalise contract

That's weird... Ours go all the way up and it was never a topic for discussion.... So inconsistent

Wish I'd found these forums a few months earlier, we're at lock up stage at the moment and most things on the lists are probably too late for us, but there will be some questions will be asked on the remaining.
