Browse Forums Building A New House Re: Things you forget - summary page 32 961Sep 09, 2016 11:24 pm hi all, i just wanted to know whether any of you had a standard 2400mm ceiling height and decided not to upgrade to 2600-2700mm? if so, did you regret the decision? my DH and i aren't tall, we're between 160-175cm and most of the people we know aren't tall either. our floor plan has a void where the staircase is with large windows, and beside the staircase is a side court yard. I'm just trying to figure out if the extra money is worth paying. It would be an additional 5990 which will include taller doors and windows head too. TA. I know McDonald Jones do $6k every 6 months after 12 months Henley have a $2.5k per month charge if we exceed our timeframe, however we can choose to forego this by accepting the Base price and promo at another time closer to the build. I am yet to find out exactly how it works as we are still waiting for land to be titled and still have some time before it kicks in, but we will be tight as land has already delayed by 3 months. Re: Things you forget - summary page 32 966Sep 12, 2016 6:39 pm If you're getting a water point in the fridge cavity, make sure the water point isn't going to impede on your fridge depth. Sometimes it's better to relocate the tap point to the top of the cavity, instead of having it at the bottom. Re: Things you forget - summary page 32 967Sep 13, 2016 9:00 am If you are going to use your garage for more than just parking your car in it, then I'd suggest you get two lots of lights in there. One for overhead to provide general lighting for the garage, i.e. a led 'flouro'. A second light (or even a third) for over the workshop/workbench end of the garage, such as double T5's, to provide very good/bright lighting over that workbench area. Re: Things you forget - summary page 32 968Sep 14, 2016 12:45 pm One I found at kitchen signing off, if you have higher ceiling - I have 2550mm then make your overhead cupboards taller so you don't end up with a huge bulkhead at the top. After living in both types I'd never go back to standard ceiling heights to be honest. The feeling of it to me is completely different. We've added 2.75 to this build. The spacious open feel is what we love though and we added extra insulation and DG to help counter the heating/cooling issues. I guess it's a personal taste thing so visiting heaps of both types of displays may be a good way to help you decide. Toilets can be excluded to keep cost down. Tiles in kitchen and Dining area as is more durable and not vulnerable to water spills. We are putting laminated flooring in bedrooms, so no carpet at all, we have had enough of carpet. We have 5 boys and the vote is no to carpet. If extend rooms, do you need another window? We added windows to extended bedrooms, one of windows was a fixed long narrow highlite window at my sons request, with no blind, ie almost like a skylight. Do you have sufficient natural light in stairwell, do you need extra window or extra wiring? Grabrails in shower and by toilet for future use and elderly visitors. Additional handrail on stairs for future use and elderly, plus those with ailments who need assistance of a rail. Door on ensuite for privacy and perhaps to ensure steam doesn't get to bedroom walls. Sliding robes with mirrors for teenager who loves to dance. Double front doors for large grand entrance which are cheaper and wider than one large pivot door. Ceasorstone in laundry if all other benchtops are stone, makes a big difference to look and style in that little room. Translucent glass door to laundry, again adding style to laundry. Vanity mirror with gap between basin and mirror, easier to clean. Vanity mirror to GI as wide as possible in bathroom, ie. Across bath too, can help make room feel bigger, if don't mind looking at mirror while in shower . Check all pricing on tender matches your previous quotes and pricing booklets. Ensure you see final drawings of floorplan before signing the contract. Include as much as possible in Sales quote as the prices will stay fixed til Tender. You can always remove them at Tender. We made significant structural changes and many of them, with no fee charged for floorplan changes. Be weary of those charging you fees to change floorplan prior to signing tender. Ensure enough data points in home especially with many users of phones, iPads,Netflix,etc. Sometimes we can't all connect to WiFi at same time. If desired, convert garage to home office...we did. If desired, convert theatre and laundry to a bedroom with ensuite downstairs for elderly patent and add a room for a larger laundry...we did. Raise alfresco doors with surrounding windows raised to match. Gas point for future gas fireplace. I'm are there's others, and most if these ideas came from reading this forum. My husband and i kept going back and forth with this one... i ended up leaving it on the variations list but hubby still thinks we'd be fine without the higher ceilings! Seems better looking than pelmet but it is debatable as the brickie who worked at our place said that pelmets allowed proper sealing of the garage but if you get a good quality garage door. Either way, whether you go for an infill panel or bricks there, the garage door installer should be able to get a tight fit up against it. As long as there is enough height from the bottom of the beam to the underside of the garage ceiling and enough setback from the outer to inner bricks for the channel etc on the sides they should be able to do this easily. Don't believe what a brickie tells you !
