I would have upgraded mine to sliding doors rather than the ones with the little bit of flyscreen across the top. Now it's a way for cold air to enter the house, I'll have to put a snake in front of the toilet door in the winter. Having lived in England and Holland we want to build a home that is closer to the standards of European homes when it comes to insulation and heating. For us it is very normal to have hydronic heating using radiators thoughout the home using a six star gas condensing boiler. The heat radiates around the home from the floor up rather than being blown in from the ceiling. When switched on the hot water in the system heats up quickly and stays warm for a long time after being switched off. It is a wonderful heat that I will never "forget". Bumping this post because I am looking for some advice re hydronic heating..but I'll post that seperately. However before you get your sights set on a 6 star boiler I have to point out one small fact, in australia 6 star condensing boilers cost a bomb, up to 3 times more. In europe you cannot buy a non condensing boiler....because it the law. So because they are so common the prices are much cheaper. Here you would never recoup the cost, the boiler would have to last around 30 winters. If the government was serious about climate change yada yada they would follow europes lead. We are still going with hydronic and are annoyed we cant get a condensing boiler for under 6 grand! Hi sceen7, Thanks for the heads up about the condensing boiler costing 6 grand. We are still waiting for a quote so I have no idea of the costs yet. Trying to build a house closer to European standards is certainly a struggle here when you have a budget. The double glazing that we have selected isn't up to legal UK standards as that is too expensive too. Keep getting odd looks from the builder about improving the insulation - he can't see why we would spend the money. Double rebated door jambs allows you to fit a fly wire or security door without the need for costly modifications. I was jumping the gun a little with the costs of a condensing boiler, they are only a couple of grand more. I learnt this AS my floor coils were being installed and my plumber suggests then that I should have laid insulation pads. My plumber is one of those guys who is always too busy, and therefore I didnt have good advice untill it was too late. I will now be going with a condensing boiler as over time the benefits will come. We were advised very late at the construction stage that our driveway will only be on the land that we own and anything after the boundary of our property is council owned. As the nature strip, kerb and gutter crossing is not part of our contract, we will need to contact council directly to discuss about this. Does this sound right? It's just that we opted in for the complete package, which include Driveway, hence our understanding is that the driveway should go all the way from our home to the road. We had to put some in after we moved in, we had flooding in some areas. If there is a retaining wall, the builder will put some behind the wall, but you need them in other areas as well. Thanks Re: Things you forget - summary page 11 & 15 378Oct 20, 2011 9:04 am we forgot to add frosted windows to the bathrooms and toilets and will promptly be installing blinds in the house before we move in with that frosted contact stuff to put on the windows. This was annoying because I just didn't think about it as the side windows look onto my neighbours and had to be opaque, so why didn't the bathroom and toilet windows have to be the same? This is considred part of the footpath, therefore it is the council's responsibility to pour the concrete etc, but like I said, just call your council & they'll help you Not sure I agree completely with that, my council are responsible for the kerb, channel and the footpath but the crossover in between is my responsibility. you might find that the council help will only stretch as far as taking your money for a couple of permits and telling you the standards they require you to build your driveway too but that is as far as my council will go. They aren't going to build it nor are they going to pay for it. I don't expect to have to pay for my neighbours to have a driveway so cannot expect them to pay for my driveway. Depends what you're current inclusions are, but we're not including wardrobes and will just use second hand ones until we can save later on to get them built.
