Browse Forums Building A New House 1 Jul 23, 2012 5:51 pm Hi everyone! I am new to this,so unsure if I am posting this in the right place. My partner and I are looking at building in Spring Farm. We would like to hear from anyone in same area to find out if you have had any issues with the local tip smell? Or has it been rectified? Also the soil in estate.. Any problems with that and roughly how much to get peirs done? Hoping to hear back from someone soon so we can make up our minds on what to do. Re: Building in Spring Farm anyone??? 3Jul 24, 2012 8:02 am Hey 1sttimebuilding2012, Congrats on building! Has the process started yet? Do you mind if I ask how much the blocks are going for out there? We are looking for around 500m2. Thanks for your reply to my post! Re: Building in Spring Farm anyone??? 4Jul 24, 2012 8:44 am Harrington Grove will be priced a little higher as the blocks are larger than most developments in the area. I would suggest if you are looking in the area then check out Oran Park, Gregory Hills, Mount Annan they all have very similar pricing to Spring Farm. I looked at all these areas and decided on Oran Park based on the fact it had the land size I wanted at the time at a price I was happy to pay. Probe around to each land sales office, grab pricing and details of all there next land releases. I would recommend trying to view each block you are interested in if possible so you can try to get the flatest block possible to cut down on site costs 2 Re: Building in Spring Farm anyone??? 6Jul 24, 2012 9:53 am Land Sales Number is 4647 1238 Location - Mount Annan Drive, Mount Annan, NSW Web Link - http://www.landcom.com.au/for-home-buye ... loads.aspx Re: Building in Spring Farm anyone??? 7Jul 24, 2012 7:43 pm Harrington gardens has no covenant on building... You can build what you like, colours etc, it is attached to the old section of Harrington Park which I loved. If you are at Narellan McDonalds cnr Camden Valley Way and Narellan rd, continue along Camden valley way look to your left and you will see harrington gardens. You enter the estate at the next traffic light turn left, turn left in Bentella rd (2nd left) continue to fence and turn left... The sales office is the Masterton home on the corner. I love that the estate is established, good school nearby, shops at Harrington Park, and Narellan town centre is within walking distance, ALDI and Kmart are due to go in across the Northern Rd, Camden Valley Way intersection and will also be within walking distance. When I first looked at the block I was concerned about traffic noise, but stand on the blocks and you cant hear anything. Pearson cres and Corelli street are the only two streets in this new section. Our block size was 568sqm and we paid $280K there are smaller blocks, be careful though cause I have noticed that although the smaller blocks across the road were cheaper, the builders have cut into the blocks a bit as there is a gently fall from back to front of the block and I anticipate the site costs will be more than ours. Our soil is classed H class due to the clay, and it is high salinity. Built a Hawthorne 31 with EB nessjeffdreamhouse.blogspot.com.au Building an investment now with New Living homes... Building in Spring Farm anyone??? 8Jul 25, 2012 9:47 am DenBer, My partner and I, also first home buyers, have also bought at Spring Farm, in the "Riverside" estate. We've been down there numerous times and have never smelt the tip while we are down there, we've come to the presumption that yet rectified the situation. As for the soil, it has been classified for a class M, so you should find that there are no extra costs involved with your slab After about a million trips to display homes at Oran Park and homeworld, we decided to go with a more boutique builder Ancon Developments (www.ancon.net.au) and we have nothing but good things to say about them Jason and his team have been nothing but helpful and have some 100+ designs to choose from we are very much looking forward to starting our building in the coming weeks. I wish you luck with your choice and building in the future. Re: Building in Spring Farm anyone??? 9Jul 25, 2012 9:57 am Hi CMW156, Thanks for your reply. Great to hear from someone else building in Spring Farm. Your comment has made me feel a little relieved. The soil and odor from tip had really been worrying us. My partner and I are going to head to a couple of neighbours houses to see if they have ever had a problem with smell. Re: Building in Spring Farm anyone??? 10Jul 25, 2012 9:59 am Oops accidentally hit enter on my phone. This weekend we are planning on looking at display homes, really unsure what builder to go with- will definitely be looking out for Ancon Developments How long ago did you put the holding deposit on your land? Building in Spring Farm anyone??? 11Jul 25, 2012 10:30 am Hi DenBer We signed all our paperwork about 12 months ago and are just waiting on registration and settlement (can't wait it's driving me mental the waiting). Ancon don't generally have display homes, however they have a few houses that are already built up for sale in Spring Farm that they advised us to look at, gives you an idea of the finishes etc. that they do (from memory they are on Delaware St). Which section did you buy in? We are in "the reserve" Good luck for the weekend Re: Building in Spring Farm anyone??? 12Jul 25, 2012 11:51 am Wow, checked out the Spring Farm current releases...... None of the larger lots that were around when Cornish were looking after the releases for the start of Riverside. Re: Building in Spring Farm anyone??? 13Jul 25, 2012 5:40 pm CMW156, I will check out the website and drive past the street you mentioned, thanks! We have out a holding deposit in 'Kurrajong Rise'.
