Browse Forums Building A New House 1 Jul 12, 2012 11:03 am Hi All, DH and I are first home buyers, looking to build in Wallara Waters, Wallan (we're probably going to purchase a block in the coming fortnight). A couple of the houses we're looking at are within our budget but once we had a few extra options in that we want we're hitting our max. Does anyone know if you can negotiate with the big building companies either on general price or having extras thrown in? And if so, how much wiggle room is there? (Ie. are we talking maybe saving $500 or $5000). To give an idea we're looking at a DFH, even carpets seem to be extras for them so it's kind of a neccesity. We're looking at spending about $10,000 on top of the base price + site costs. Before I ask the sales consultant what they can do I just thought I'd ask here whether people had negotiated! We tried with bigger companies but they only added in extras that looked good on paper but once you got down to it, didn't save much money. You can look at things you can do yourself as well. The volume builders are going to make their $ on your build one way or another. That's what they do when they advertise things such as 'get $40,000 worth of inclusions for only $5000!' - yeah, right. If you don't mind me asking how much was yours undervalued by? This is a big concern of mine since we only have the minimum deposit (5%), we really need it to be valued at what we pay for it! Luckily we're getting $10,000 off the price of the land so I'm hoping that will help. The other thing to remember to allow for is the Mortage insurance and all thge bank fees etc it. All the extra things added $10k to our costs.
