Browse Forums Building A New House Re: Time frames 3Jul 12, 2012 11:38 am We signed a contract to be provided with a tender, with a project-home builder, 9.5 weeks ago & have heard little yet ... so that's nearly 2.5 months to nearly get a tender (I'm really hoping it will be soon). By comparison the custom builder we first contacted, and whom we didn't use purely on the basis of not being able to afford it, was quoting 3.5 months from us handing-over the keys to the existing house (which would need to be demolished) to us moving into the new one. Re: Time frames 4Jul 12, 2012 11:46 am Ours is 186 days for a single storey property from when we signed our contract 29/05/12 - Contacts Signed 18/06/12 - Land Settlement 03/07/12 - Building Approval 20/07/12 - Slab Down Re: Time frames 6Jul 12, 2012 4:06 pm Forg - thats terrible! 9.5wks for a tender! We've waited approx 6wks for one from one custom builder but have pulled the plug on him as he's going to be way to expensive! Thanks everyone else for the responses, Donita looking around the 6 month mark st the moment... Re: Time frames 7Jul 12, 2012 10:22 pm i think most buidlers in nsw provide 26-30 week build time and around 4-6 months for tender, contract, final plans and DA approval.. Re: Time frames 8Jul 13, 2012 8:45 pm Today we had a builder quote us 16 weeks! This is from the day they break ground and another 4 weeks on top of that to finalise paperwork (just need to have building permit adjusted to reflect a few changes). Jem's Custom build - viewtopic.php?f=31&t=58630 Re: Time frames 10Jul 13, 2012 10:02 pm For our builder it is a 17 week build from day they break ground. They seem pretty on track too. Building tip No. 3: A raft slab will not get you down a river. A waffle pod slab does not go with maple syrup. My building thread https://forum.homeone.com.au/viewtopic.php?f=31&t=53000 Re: Time frames 11Jul 14, 2012 9:12 am We are building with a small custom builder (Zen Homes), who offers 125 days build time (plus of course rain on top). Their pricing is excellent, but it is turning out the time to build will go very close if not over a bit for that (even though they expected it would be finished way before the 25 weeks time frame). Our house is very custom though, so we are taking it all in our stride. Not sure if they will honour the $300 per week rental rebate after the contract period tho' ... Good to move away from steel anyway for all your reasons, but it's also thermally poor. 16 17740 If this is a custom build then I would expect the builder to set out the door frame closer to the wall to avoid the gap between architrave and the wall and or specify… 9 8287 |
