Browse Forums Building A New House Re: How much per square for a custom build? 21Dec 18, 2012 5:02 pm Ours is 496sqm (53.5sq) single storey (Sydney) - Tender approx $915sqm - this was with silver-Gold inclusions like 3m ceilings, jazz cornice throughout, all high doors (2340mm?) plus additional upgrades for some areas like the kitchen (upgrade to 50mm stone with waterfall edges) plus other extras for this space and bathrooms that I won't list out. This was without main floor coverings (600x600mm format tiles / carpet) and appliances, as we had very specific ideas for these items. After adding in these and also our stone bath (ensuite) we come to $1011 sqm. Basically we figured that with a good 12 months work-in-progress during the build, that gives us time to save for the 'extras', which we have managed to do, and don't need until after hand over. We Paid deposits on items in the sales and most places hold stock up to 12 months, so that has allowed us to pay off as needed. Did this at Winnings for appliances, Taste living for the bath and allowwed us to keep our upfront costs down when borrowing from the bank and getting approvals. Is this with a project home builder? Would be great if anyone can recommend a building company that is reliable and builds within this price range. Re: How much per square for a custom build? 23Dec 19, 2012 7:16 am Hi Flopita, Yes, we desinged our own home and used an independent architect to draw our plans and complete including CAD files. We then passed these on to a couple of builders to be quoted. Some wouldn't even quote without a fee upfront so we only had a couple to compare as we didn't want to pay more money and risk losing it. After a while we got worried, much more expensive than we ever thought and didn't look like we would ever build. Finally came across Kurmond Homes (South Windsor) in a brochure, they turned a tender around in 24 hours and we could afford it - a good $100k cheaper than the others we looked at. They were the only ones to be honest that we could afford, so took a risk on a builder we had never heard of. After we signed our tender and paid deposit we then read the reviews and panicked, but to that point our personal experience had been good so I just continued to judge by personal experience and not those of others. Please remember though, for us our tender was from June 2011 so I am sure prices have changed slightly. When we got in, they were fairly new I think and wanting to get in to the market. The reviews you read, is a sign of the massive growth, which based on their prices is not surprising. It has been 18 months since then (thanks council), so: 1. I am sure their prices have changed and can't comment on those, but I have heard from others recently, they still are very competitive. 2. They have settled after their growth spurt so I would at least get a quote and make your own decisions. It has gone well and we are happy with them as a builder - my blog is in the signature should you wish to have a look at our progress. They were one of the few project builders who would work with our sloping block. They are reasonably priced and we have been happy with their service to date. We are only at plan stage so can't comment on their build quality or service/timing throughout the build. We are at just under $1100 per square metre when averaging out indoor and outdoor areas. This is the base price tho so still need flooring etc on top of this price. there are also big site costs so it would most likely be cheaper if you have a more favourable block to work with. Land at Chermside At tender stage Re: How much per square for a custom build? 26Dec 27, 2012 6:11 am we are doing a custom build with adenbrook homes and they are fantastic and helped us with design and within our budget 1) I had requested R6 ceiling insualtion batts, however I noticed that on some areas there are huge gaps which will allow hot air to sweep in, and also noticed black/grey… 0 3585 No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 6155 I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
