Browse Forums Building A New House 1 Jul 10, 2012 5:31 pm Hi all, Just had a visit from a builder that gave us a quick estimate on the cost to build our custom dream home and was a little taken back by the price. We had budgeted it out to do ourselves for $230k as owner builders but this guys taking around the $400k mark which is way over our budget. I had expected to hear a figure around the $300 mark.... Am I deluded? could it possible cost that much more? How much per square for a custom build? 3Jul 10, 2012 5:35 pm Bit hard to say without details of what you are building. Eg A 150m lowest or 300 high set? How much per metre are you expecting/budgeting for? I think then people will be able to give you some feedback. Custom builders in our area charge between $1200-$1500sqm. We didn't get any proper quotes because we were never going to do anything but OB, but having been around a fair amount of trades over the past 18 months we have worked out that we've saved a substantial amount by OB'ing - money saved by hard work (and tears ) Owner Building on 1800sqm Sanity Intact so far Locked up March 2012 Re: How much per square for a custom build? 8Jul 10, 2012 6:37 pm We where all for OB until the bank wanted 40-60% deposit..... Average around $1200 for mid range specs. A little cheaper for outdoor areas/garages etc, but probably a little more for some upgrades in the house Re: How much per square for a custom build? 12Jul 10, 2012 8:52 pm Dont get me started on NAB...... that's who we where dealing with. First told us we need 20% deposit, building permits etc.... so had it all prepared - cost us about $10k to get sorted then apply and the tell us we need 20% plus at least another 20% for overruns!!!! Not to mention all the other unrelated issues with land purchase, mortgage discharge..... Building in rural Vic.... Might be a stretch... We needed 20% of the construction costs and it would be 'nice to have' an additional 10% in case the budget gets blown. A previous survey I did found between 9 and 20K per square, there are lots of variables. Divide that figure by 9.9 approximately, so your looking at around 1000+ per square metre. Did not include plumbing fittings (taps, sink, shower heads, vanities, toilets etc), appliances. Total budget = $480K Same size house by NBG was listed at $240K but you'd be an outright fool if you believe you'd end paying anywhere near that. What we've paid extra for is quality in workmanship and attention to detail. The only things I will need to add is window coverings, landscaping and solar power. The builder said it cost $7000 per sq.m. Yes, you read that right: Not per square, but per square meter!. That price didn't include the architect fees, the original terrace price, or anything else. He was even trying to argue that that was a reasonable price for something as "well designed" as that (it wasn't. It was poorly insulated, and very basic in form, and therefore also very quick and easy to build, with not a lot of details). Talk about inflated pricing. 1) I had requested R6 ceiling insualtion batts, however I noticed that on some areas there are huge gaps which will allow hot air to sweep in, and also noticed black/grey… 0 3585 No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 6155 I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
