The prices are very reasonable and our inspector Stuart Blackie seems to really know his stuff and is always on time. We werent present for our roof inspection, but my partner was there for the plate height inspection. Anyone tried BSp or Houspect? Especially for a double storey? I have also got quotes from Houspect and BSP and approx - for ALL stages on a double storey house - Houspect was about $2,500 after RAC discount while BSP was $3,600. Dexter I sent off an email to BSP and gave them house size and details of the build etc and they wouldn't give me a quote until I told them what suburb I live in! Made my alarm bells go off straight away because in my mind, the suburb shouldn't be relevant. This is the cost sheet that BCI sent me for a single story house. You will need to contact them to get an updated quote. We didnt engage their services until plate height Quote: Slab down: $350 inc. GST. 1. Dimensions of slab 2. Positions of step-downs for tiled wet areas 3. Positions of plumbing penetrations in slab 4. Condition of slab surface (smoothness, cracks, etc) Plate height: $450 inc. GST. (Two storey properties may require an additional inspection on the 2nd storey plate height) 1. Check building dimensions against drawing, including door and window size and positions, handling of doors 2. Check brickwork quality, line, level, etc. 3. Check in cavities for brick ties 4. Check positions of structural columns 5. Check that tie-downs are present Roof Cover: $350 inc. GST. 1. Check that tie-downs are properly connected to the roof structure 2. Check structure for rafter spacing, underpurlin supports, collar ties, etc. 3. Check that roof cover (tile or tin) is installed correctly, pointing, valleys and flashings are correctly finished, gutters correctly installed, barge boards, fascias, etc are neat and well fixed. Practical Completion / Pre Hand Over: $550 inc. GST. (Two storey properties $600 inc. GST) 1. Check that the building meets the building codes 2. Measurements are taken and compared against the plan 3. Finishes of all doors, windows, walls, plaster and render 4. Underside of roof, roof space, roof structure, ceiling sheets, insulation type & coverage 7. Check all the floors, Walls and doors are straight and true 8. Basic preliminary plumbing & electrical check. NB: we are not licensed electricians/plumbers. Fee for revisit after all defects / omissions have been attended to by the builder: $300 inc. GST. 1. Straight as a die. Qualified builder who also builds homes. ( Bricklaying background originally) We had him do some work on our last house as we were neighbours for over 10 years. Anyway I emailed BCI Firth and their prices are approx $2,500 for a double storey for all stages which includes a follow-up... I'm leaning that way. It seems ridiculous that the business registration board allowed two different companies with almost the same name in WA. I imagine it causes lots of confusion.
