The parts in red are changes we've made, and the green squares mark the location of the laundry chute. Garage door entry will be from the side and we will have three tall, narrow windows facing the street instead. Also, the alfresco off the living area is missing from the plan. This is the facade... We need town planning approval and aren't likely to have everything sorted until Christmas (maybe). Had a great supervisor and a quality build, but the admin stage is a PITA. Nearly gave up! Like you, took us a long time to sort out what we were buidling but we're in now. At its widest it's 13.3m, but that's including the garage (which extends 3m past the main body of the house. Overall length is 26.7m. I agree, it does look skinny, but I think that's because the plan I have posted isn't to scale - it's a generic plan I took from the M website and altered in photoshop (also, I may have inadvertently skewed it). Won't have a proper plan that includes all our changes until they have prepared our contract (due ~early Sept). Total area of living is 43sq (398.5m2). We were told that as long as it could be worked out within the scope of the plan then we could have it... So I worked out where I wanted it and made it work. Mind you, we don't have a confirmed price on it yet. I'm suspecting around the $2K mark. The area on the upper level where it will be located will be used for exercise bike etc and a fold out couch for guests. We will eventually add bifold doors. I'm just hoping the designer person uses his/her brain and makes access to the chute from outside that room. Cheers guys! Whoa, were they ever soft! It's twist pile and comes in various pile depths. They don't have a charcoal, so I have no idea which colour I'd choose, but below is an example in two various pile depths. In the process of getting quotes so I can compare them to the credit M will offer us for flooring. This laminate flooring option will cost us under half the price of tiling (in our chosen tile) or solid timber flooring laid over the slab. It's all about the budget at this point! With regard to the chute would it be cleaner putting the chute door in the room? I dont know how often you have guests staying which may very well be your reason for wanting it outside the room The double robes are quite interesting. You say the view is north, would you be able to move the wir to beside the ensuite which would enable you to get a view from the window you could put in that north wall of the bedroom? Quite possibly not as i am guessing you may have an open wall to the ensuite... Long story, but suffice to say the block slopes away from the road leading to two main reasons - didn't want the roof level with the road, and two, we wanted to have some glimpse of the view from the house. I could go on, as we explored MANY options and went solidly down another track for 18 months before arriving at where we are today. BradS hope you dont mind some comments on the plans.... Wardrobes were completely open with doors and I changed them. I actually changed so much that my husband was getting twitchy with the sound of cash-registers ringing in his head. I feel relieved that a large volume builder let us change all that we did. That area that you refer to was an odd little space actually and seemed quite awkward. The sales consultant calls today to say the folks at head office don't think we can build this house because the council probably won't approve our cut (rural conservation zone and therefore minimal land disturbance allowed). We MIGHT be able to go strip footings but that will apparently cost a bomb. I high tailed it into the council offices and now we are playing a balancing game between cut & fill, and council & M'con! We are 18 months into this new house venture, and 6.5 years into our 5 year plan. The house we are in was a bonus when we bought this land - a temporary shack until we could afford to build. It is literally falling down around us. It's days like this I wish I had inherited the 'glass half full' gene! I'm seriously hoping this just ends up being a tiny blip on the radar. Laundry chute (must have in my book for 2 storey place) seems strange to have it in a living area or am I just not seeing the plan properly? North facing living areas - great. You'll love them. Hmmm... council, cutnfill & M. My advice, because I hate being told 'No' (can u imagine ), is to be well informed about council requirements because M will do what suits them and blame council because most ppl don't question it with the relevant authorities and just trust their builder even though they are disappointed with what they are being told. Keep asking questions of everyone you can think of until you get the answer that meets requirements or is an acceptable compromise. I see you've already experienced Mr Compromise. That's what building is in my experience - all about the millimetres and compromising along the way even as an OB. Re: MP's M'con Hudson 47 18Aug 10, 2012 5:34 am What else I love about your plans.... the facade, the double doors to close off that lovely big open plan living area for heating and cooling, the configuration of master bedroom (very nice), the switch over of the laundry and powder (I think) to the south side so the living area in on the north side. Wondering if you thought of switching out garage and study/staircase to the other side? Tht might give you a bigger single open space upstairs then extend the bathroom wall so the chute fits inside the bathroom. I would probably put the spa bath back in the ensuite, I had a soak in mine last night, brilliant. I would probably reinstate the large pantry and rearrange the other stuff. Have you thought of putting the master suite at the front of the house? The facade shows lovely doors opening on to a balcony, what has the kid in bedroom 4 done to deserve this luxury? DS#1 just had the privilege of being born first. We have a beautiful view to our northern aspect so one of our requirements was master at the rear. Hmmm, laundry chute had to go where it works - not much say in that one. I'm very curious as to where it ends up on the final plans. Thanks for the input peeps, all food for thought, although I'm sworn off thinking about house stuff until we get some resolution regarding this latest fiasco. This is the second house I have planned out in detail, including fixtures and fittings. What a waste of time and energy! How do you remove one of these ceiling air con vents?
