The 900mm from current cupboard to island bench( plus cupboard depth) is the issue you are talking about... Brad, our kitchens are mirrored, even down to the colours! I keep forgetting about these potential children! We don't have them yet, but intend to be in this house when we do so making it child friendly would be easier now rather than then. Our only thought was the dishwasher - positioning it so that things could go easily from the dining table straight in, a fridge used by anyone but me was not even considered. Kiwi, I am starting to hyperventilate thinking about planning a kitchen around 5 kids! Grumbles, you pointed out a big issue - our fridge is going to stick out, since its depth is more than 650, is this normal? We have always had a separate fridge area with no cupboards around so I don't know how it is supposed to look. I'm going to have to get a shallow fridge The cupboard above the dishwasher is a big issue of mine - we got the window above the sink made smaller so we could fit overheads each side, but I was hoping for double doors on each side - instead the plan has 1 55cm door on each side of the window - is it just me or is that a BIG glass door? And not to mention that yep, Grumbles, it is opening the wrong way (IMHO). I also thought we were getting the double hinged doors for the corner cabinets, but maybe I confused the kitchen place because I asked for one of the undercupboard storage attachments that swivel out. The microwave is going into the pantry, it is a nice big space 2mx1.5m, for now we are just getting shelves above and below a bench. I think that maybe the appliance cupboard is in the wrong place though since we have always kept our kettle and toaster together, and the kettle would be better near the sink. Yep, we got a tap in the fridge space, now we just need the fridge to go with it, Grumbles - I want your fridge! It would be so handy having milk access. I didn't want one of the bin drawers where the bins are suspended from the top, the one in our plan is basically a really really deep drawer with no sides (it has rods along the sides at the top, and a small side along the bottom) and the bins sit on the bottom of the drawer. I want drawers! I just can't convince my DH to let me have pricey drawers and pricey shaker 2pac cabinetry I pro and conned and decided I loved the shaker cabinets more! Re: Our Southern Highlands Build - Kitchen layout - any advi 103Aug 11, 2012 11:30 am Hi Kelbelle. . . We're just down the road in Camden. Would LOVE to live in the southern highlands, it's just a bit too far to work for me. Maybe I should just get a new job. My 10 cents on the kitchen. . . I agree with GB, leave the fridge where it is. We have our fridge in the entrance to the kitchen, and when the door is open, nobody else can get past, you have to wait or go round the other way. . . Stuff that! Re: Our Southern Highlands Build - Kitchen layout - any advi 104Aug 11, 2012 12:03 pm Hi Jodge, Camden is not far away at all, I work with a few people who commute from there! Getting a new job here is highly recommended, I feel blessed even driving to work and the freezing wind is forgotten with the views we get Thanks for the kitchen input, I started playing with the design to move the fridge, but once I moved one thing, another thing needed moving etc, etc, and I ended up throwing up my hands in defeat! Re: Our Southern Highlands Build - Kitchen layout - any advi 105Aug 11, 2012 3:48 pm Just train those future kids to walk around that island bench! Re: the overhead-just ask them to hinge it on the other side. Deemaree Kyndylan Capers: viewtopic.php?f=36&t=46852 My blog: http://www.sufficientlysufficient.blogspot.com/ Re: Our Southern Highlands Build - Kitchen layout - any advi 108Aug 13, 2012 4:12 pm Don’t worry about your fridge space, it should be fine, most will stick out a bit otherwise you may not be able to open the doors. I love my fridge but it is rather large so I need a deeper space than normal and the doors are 120 thick so it still sticks out. The brand is General Electric and it was part of a package I bought from Kleenmaid for our first build in 2005. Too bad about the ten year warranty on everything now they’ve gone broke. Agree with Dee re the cupboards over the sink, one large is better than 2 tiny ones. The Bayview display home had 3 @ 400 each side and I changed mine to 2 @ 600 mainly to line up with the drawers below. You must email B**y’s and sort out your corner cupboards as you can’t be in the situation of wondering what will be there. If you already have a quote from them it should show details of anything you’ve requested. You don’t have to put the kettle and toaster in the appliance cupboard, you will probably have plenty of other bits and pieces to fill it up. Looking at your plan I would probably put them to the left of the sink, I have mine on the bench just inside the pantry because I don’t like too much stuff all over the kitchen benches. I have bins that are suspended from the top and love them but I have seen pictures of the ones you’re having and they do look good. I also had to compromise in the kitchen/pantry area but made a different choice to you. I was adamant about having drawers wherever possible and I wanted the caesarstone to flow through into the pantry so when they quoted me $3,400 for polyurethane in the kitchen I had to forgo the 2 pac and had it done in Polytec Sheen for an extra $865. I love the colour of your tiles - are they 100x300? I ended up going white-white because I wanted the 100x200 size and that was the only colour (except yellow cream ). I wasn't sure how the brick laid larger ones would look - if yours are the larger size, I will definitely be going back to change mine, they look great! Honestly, we are really disappointed with the kitchen place - she couldn't (wouldn't?) tell us what was "standard" for our kitchen and the itemised list we asked for still has $3000 over the "standard" that is unexplained (the $3000 is listed next to "laminate cabinets and overheads, standard door handles, 7 pot drawers" - and then the itemised items are extra over, so even if we scrap our shaker cabinets, half cup handles, appliance cupboard and bin drawer, our "standard" kitchen will still cost us $3000). We have sent emails asking for this to be explained, hopefully we should get a reply soon. What is Polytec sheen? Is it vinyl? I asked about the cost of more drawers (in particular, the island bench being two 1m long drawers across with pot drawers on the bottom) and it was actually really reasonable so after being quoted $6000 for 2 pac (plus the $3000), I am now a lot more persuadable towards drawers over shaker cabinets I will need to make the decision soon (and it is "my" decision - hubby has stated he wants absolutely nothing to do with the kitchen, now or after we move in!) since we have now signed contracts and the plans are in council - we are applying as complying development, so it should only take a few weeks and then it will be a hop, skip and a jump to site start!! Mucho excitement! Thanks for the shelf reassurance Dee! Re: Our Southern Highlands Build 110Aug 18, 2012 12:06 am I think the best way to work out what is standard in your kitchen is to check your plans against the plans on their website, so your cupboards and handles along the wall where the appliance cupboard is and the overheads above the sink would all be included in the extra $3,000 along with the 7 pot drawers. Polytec is just another company like Laminex that makes doors, panels and benches. My cupboards and drawers are done in Polytec Melamine Classic White Sheen, no vinyl, check out the kitchen companies near you for samples or go to their website and order some. I think you could put two more drawers in the island, they would be handy for stowing crockery when you empty the dishwasher and there are plenty of other places for drawers if you go that way, you just have to put them where they suit you. Are your drawers soft closing? The tiles are 100 x 300 and are a grey colour although in darker light you can see a hint of olive green through them. If you selected yours at the tile shop at Oak Flats the other colours available in gloss that I can remember were white, mocha, cream and olive. I will insert a couple of pics so you can see ours better. Our contract was signed 13/08/12, our BASIX approved and then our plans were prepared to be sent through Complying Development (basically this means that our house is meeting state building requirements so it doesn't have to go through the same council approval... I think). We got a phone call to say that our house needed to be moved 10m from the side fence (it had been 5m away) to meet these requirements. My DH stuffed around with tape measures and pegs for a few days before deciding that this requirement would be okay, so then we had another few days of waiting for new plans before they were submitted. We were told that complying development would only take 10 business days to be approved, but on the 10th day we received a rejection letter from our council We were on the phone to our builder straight away and apparently we will have approval on Monday?! The issue that council had with our build was apparently detailed to our builders last week and they put in the extra paperwork needed so our rejection letter was outdated. I am praying this is true Back in the world of things we can control, I had to scrap many of my plans for my beautiful kitchen the quote for shaker cabinets was just excessive on what we had been told to expect. I did get a whole island of drawers though, after moving the bin drawer next to the sink. Grumbles, your kitchen help has been greatly appreciated, you are wonderful Re: Our Southern Highlands Build: APPROVED! 112Oct 03, 2012 11:55 am We now have stamped plans! Yippee!! According to the timeline from our builder, we should see movement on the block by the end of the month, maybe early next month. My initial hope of being in by next Easter is starting to look awfully slim though, despite builder promises. Re: Our Southern Highlands Build 115Oct 03, 2012 1:34 pm Assume our timelines will be similar having the same builder. 07 Feb - Stamped plans 1 (Missing kitchen changes) 15 Feb - Stamped plans 2 (Fixed) 22 Feb - Portaloo 25 Feb - Tap 07 Mar - Block scraped/Cut 28 Apr - Slab down 26 Sept - Keys 28 Nov - Moved in With the Christmas break you will probably get keys in May / June but maybe earlier as we had a very long delay after the block was scraped and cut waiting for them to find fill that they classed as acceptable (someone didn’t order enough). Regards, Grumbles Re: Our Southern Highlands Build 116Oct 03, 2012 2:59 pm I meant..no way..whooao! not NO WAY NOT MOVING IN BY 2014!! sorry....it was an EXCITING no way!! Re: Our Southern Highlands Build 117Oct 03, 2012 5:32 pm Hi Kelbelle, Glad to find your thread! Just joined homeone. We are going to re-locate from Sydney to the Southern Highlands, just currently waiting for the right block of land to become available. It's nice to find a fellow person building in the area. I also see you are building with Barrington Homes? My parents just moved into their new Barrington in Vincentia and love it. Anyway, all the best for your build Re: Our Southern Highlands Build 118Oct 03, 2012 6:33 pm thanks Kiwi! It is pretty exciting! When I read "no way", I use my teacher voice in my head so it always comes out sounding like "not gonna happen, not in a million years" Thanks for sharing your timeline Grumbles, your portaloo was quick! I guess it is seen as a tradie essential. June is what I am expecting, although I would love it if it was sooner. DH keeps saying "my parents house was built in 13 weeks, it can happen you know..." despite me reminding him that we are not using the same building company and they built 15 years ago! Next time he mentions moving at Easter time, I will be referencing you to back me up Welcome SH! (Or SH-to-be! ) When are you looking to relocate? Any particular area? It seems to be very popular for new builds atm, I keep hearing about a slump in the building industry, but I can't see it here! They keep releasing new lots of land all the time. I am biased, but it is such a lovely area, it is easy to see why it is so popular. I'm very glad to hear about another happy Barrington customer! I have not heard one bit of negative feedback about them, it constantly reinforces to us that we made the right decision. Do you have any designs in mind for your house?
