We were moving down from Sydney so we visited the display homes at Haywards Bay. The last one we went to was the Bayview and the quality and finish was far superior to most of those we had already been through and it was pretty close to what we wanted. The brochure included plan variations to the home as displayed so we sort of used half each of 2 plans with the Avoca facade so if you have been in this display home it has a lot of differences to ours. One of the hardest things down here was finding a decent block, anything flat is near the beach and unaffordable or flood prone but we’re happy where we ended up. Will upload a couple of pics to show you where we were at your stage. Your floorplan is fantastic - very clever layout adding the pantry and bar and you managed to avoid the "lonely loo" with the extra vanity. Just when I start getting frustrated, you remind me that my finished house is going to be wonderful and well worth the wait, it is so good to have you around Grumbles! Re: Our Southern Highlands Build - Colour pics pg3 84Jul 29, 2012 4:11 pm We did a KDRB in southwest Sydney in 2005 and our bedroom was up the front of the house, and our adult sons were still living at home. We had a big pool, a pool table and a spare room so they always had visitors. Son 2 had a habit of taking long showers and every time I went to the back loo either he or some strange person would be occupying the bathroom and I had to wash my hands in the Laundry. It pi$$ed me off so much that I declared if ever we built again there would be a spare vanity for me to use outside the bathroom. The additional site costs and PA's were a bit more than we expected. Have just looked at your plans you put on and was wondering what sort of price figure B quoted for your changes to the pantry/bathroom/robes? It has really got us thinking. We ended up 100k over base price, but we expected that since we were told basix and site costs would be around 65k. It was only around 3k for structural changes to extend kitchen out and modify the his/hers robes. But then we also added a PA to our kitchen allowance so we could put cupboards along the "new" wall. B has told us $15k for our 5kw solar system, but we have two other quotes around the 10-13k range so I think we will go that way and avoid the markup (we need the extra for our lovely bricks!). So full plans are back - nothing that needs fixing so they are off to final basix, yay! Will this not matter? My old kitchen was 2 square metres, so I never had the problem of anything being too far away and have no idea how to use a larger one effectively! I am the type of chef who is in and out of the fridge a hundred times when cooking and I like to clean away as I go. JLD, I am trying to stick to just one thread, to keep myself organised I was mostly just hoping that people would pick up any glaring problems, I don't know if I am allowed to change too much to the design now And I am just super excited to "see" it and wanting to show it off I will be a mess when I actually get to see walls and floors! Re: Our Southern Highlands Build - Kitchen layout - any advi 93Aug 09, 2012 8:39 am I was in the same boat with kitchen design. 2 steps in our current kitchen and you have walked from inside the pantry to the kitchen sink, its pretty small We have put our fridge in the middle of the short wall, our kitchen is kind of mirrored to yours. Is it going to work, i can only hope so, as we left the entire design and layout to Nordane Kitchens. I think if you entertain a lot you may find the position of the fridge a bit annoying, but if you dont you would probably find it will be ok. Re: Our Southern Highlands Build - Kitchen layout - any advi 94Aug 09, 2012 9:09 am I can't remember if you have children or not yet.... it's more when you have more than 1 or 2 people living in a house and wanting access the fridge for a drink or a slice of cheese or a yoghurt or a "mum, why don't we have any food" whilst standing there with the door open... That's when having the fridge off to the side and easily accessible without going through the heart of the kitchen is better! Yours should be OK if people are trained to head around the sink side of the island-especially if anyone is cooking! It really is a personal choice. Completely understand being excited, it's such a great time. I'm at the other end of the build and it feels like so long ago that we were doing plans etc but really it's all happened really quickly. Re: Our Southern Highlands Build - Kitchen layout - any advi 98Aug 10, 2012 5:26 am kiwi has five sprogs plus an exchange student so I wouldn’t want them all in my kitchen space either, they would drive me batty. I don’t think you could move your fridge to where the appliance cupboard is anyway because from the wall to the bench there is only a gap of 1500. Your kitchen looks huge and I will ask some questions as I am a stickybeak; 1) Is the cupboard above the dishwasher meant to open that way? 2) Do you have enough drawers? 3) Is there a place for a microwave? 4) Are the doors on the corner cupboards workable? 5) Do you have a tap in your fridge space? 6) Please explain “bin drawer for owners bin”? 7) What’s happening in your pantry? Your kitchen colours are almost the same as mine except I have grey splashback tiles. For the lower cabinetry I only have cupboard doors at the sinks and everywhere else is drawers, huge fan. Don’t worry about making changes to cabinetry or other stuff, they just put mine through as PCV with no huge fees for doing it. Mine has a depth of 915 including handles and with the door open the depth is 1262 so with about 20mm allowed for skirting 1500 would be a bit small for us. It also has a small door that opens down like a shelf for you to get out the milk for your cuppa without opening the big door so when it is open we need room to move between it and the bench also.
