So to base any pricing in relation to what builders charge is setting yourself off to be ripped off. Look at real world prices, do not enough bring builders in the picture. I think the issue that many of us are facing on this forum including sting1 is that our plans have aready been submitted to our estates Design Review Panel, been signed off and have also been passed by our local council. The issue a few of us have with our landscaping plans is that we did not have the opportunity to have a say in the plans (I know for myself I did not receive the plan until it had already been submitted and approved) A secondary issue with the estate is the Design Review Panel who changes their mind on what is appropriate at their own whims, so even though my neighbour may be able to do something, does not mean I am able to (even if building the exact same size house and talking about the exact same land size). Additionally, many of us are hoping to ascertain the rebate that we are eligible for if we do as DRP has requested. My question for you is have you dealt with our estate and the DRP before? After signing our building contract in mid-August, we have finally got to a point where Wisdom have booked us in to do our colour & landscaping appointments all in the same day next week. My only concern is that I have Moroka around my garage so I'm not too sure whether a 'Timber Tone' garage door will look as good. I'm going to try and upload some snapshots of my plans to gauge your opinions. I would have much preferred to use face brick. We are also tossing up between PGH Chocolatto and Espresso bricks. Hey SuperDez! Congrats you finally have your appointments!!! You must be excited In regards to your garage doors - and brick colours I would drive around and see what others have done - maybe even have a drive around the Ponds for some ideas?? Re: Anyone building at bunya??? 3490Oct 17, 2013 10:02 am I'm very surprised people had not seen their landscape plans before they were sent to the DRP. That is just ridiculous. Our plan had over 150 plants in it and we cut that down by a third (corner block) and removed all the paths so we can make our mind up when we see the layout in the flesh. I had to ask CH that i never received it and they send me the copy. i don’t see how it could be too late for any changes to landscaping plan as it had to be done separately through another company anyway. I think Champion is a bit remiss in not giving owners the opportunity to have a say in their landscape designs. Nobody would allow the builder to choose all of the colours for them, the landscape plan can have an equally important affect on the appearance of your house. Hopefully people who have not yet reached that stage will take notice and get the chance to contribute to their designs. A lot of people may have believed that there is set designs for each house but that is not the case. Yes i have dealt with Linc and the DRP numerous times with my other employer (a project home company that has to remain nameless). They almost always include unique requests with submissions eg. reduce the extent of the pebble side pathway to behind the building line, which isn't in the design guidelines anywhere. I suppose its just trial and error when dealing with estates like Bunya. I am very surprised that people aren't receiving plans for client approval before they get submitted. They give us a $5500 landscaping "gift certificate" but I don't know if we can use it for the actual landscaping plan. Its certainly not written in the tender like that anyway. This is a big issue and it might be the difference between a $2k and a $5k landscaping job. I would contact the DRP and explain the case, then call the builder and get the direct contact information for the people drawing the plan. The Landscape plan is not "free", it is inclusive of your building cost. If anyone with a corner block would like to see my plan please contact me. I've already done differently to my landscape plan and will be concreting down the side of my house for my bins (I have to do this, I am a small frame and would have no way of getting a heavy bin out, if it was sitting on gravel as outlined in the landscape plan) I also cannot plant about 20 per cent of the plants including the proposed lawn as I would come out in a terrible rash or worse have my face blow up from an allergic reaction. I do not know how to broach the subject with DRP though. And honestly do not have the energy to try fighting them on everything. I would first suggest not writing an email to Linc as no matter how nice the wording is it will be read differently. I have called the DRP twice now for minor issues and they were easy to talk to on both occasions and seemed reasonable. I'd defiantly call and explain that you were not consulted and ask if you can resubmit just that section of the plans. I wouldn't worry about the council but that is your call. Play the victim (which you are) and ask the DRP for help. Everyone should try to make their Landscaping plan as minimal as possible so that you can make real decisions when you are in the house.
