Browse Forums Building A New House Re: Anyone building at bunya??? 3241Sep 23, 2013 10:45 am After being extremely disappointed by Champion Homes effort all last week (no progress for almost 10 days) we were pleasantly surprised to see some movement on Saturday. They have now finished almost half the brickwork. Which led us to believe brickwork if done on daily basis shouldn’t take more than a week because this was the 3rd day someone actually worked on our house in more than 2 weeks since starting brickwork. That said, some movement is better than no movement. We are hoping this week they will be more regular because we really need to finish the brickwork before October and move on. These baby steps really testing our patience lol. Hope everyone else also had some sort of progress on the weekend. Not sure if anyone noticed but the first house to go in construction in stage 4 (built by the outside builder) has now got the blinds and it looks as if the owner is going to move in any day. It's great too see most of you have very good progress. My admin period officially finished last friday and i was introduced new construction supervisor. And I have a slab now. I am very impressed with the speed for the first week. I will visit the site on Sunday, pretty exciting. Hi nrvn, congratulations mate! My adjoined neighbor just have his slab done as well. All right! nice progress mate. You're almost there. We drove past your block yesterday & noticed the nice driveway. Question: Did you upgrade to bricks/pavers on top of your concrete? Had to pay extra for stencils which i wanted but then had to go for pavers as couldnt afford extra for stencils.. Re: Anyone building at bunya??? 3250Sep 23, 2013 4:05 pm I chose colored concrete as I thought it would be easier to maintain, but after looking at your pavers I feel like changing to pavers as well (its a no cost option with most builders it seems) So your pavers actually sit on top of the concrete base layer? As of this morning, absolutely nothing done on the block. At this point, if they put up a portaloo I'd be thrilled. You are right i dont remember seeing anyone working on eden brae house on the weekend either but then their progress during the week is good enough. Alok house next door is doing very well and looking really good. He had a slow start with the admin but since in construction he has caught up well so i m really impressed with eden brae. I guess its another evidence that Champion is over worked, so the intent is there but perhaps short of resources. Every time i drive pass your house i can't beleive you are not moved in yet, your house looks ready so hopefully they can finish the remaining bits and call you to pack your bags soon. I went to see our house last night and most of the brick work is finished now... the only bit left is the back wall so we are hoping they will finish it before the weekend and order the roof tiles. Yes, when we had our admin done we had to wait 4-6 weeks before any action was taken. no meaningful explaination was given to us and i can only assume that they were too busy. sting1 case is even worse he had to wait 2 months or something. i hope they start working on ur LOT soon because i remember how upset we were when we used to go to see our LOT and there was nothing to see. try to stay in contact with the admin and keep reminding them by emailing or a call. we were given quite a few promises before they actually started. As in would such delays (like 2 months) mean that they go past the contracted completion period? I'm not being naive. I know that if ours doesn't start as soon as the all clear is given, it's in part because there's a delay built into the contract - will have look at it again to be clear on how it works. The contract should explicitly state when the clock starts ticking on your construction period (ie. after admin and you have provided proof of finance). If the delays are after the clock starts then it is on the builder to work faster to ensure that they meet the construction period deadline. Otherwise they will have to compensate you accordingly. Also keep in mind that when you put a window in they are taking bricks away. To add a vertical window to a bricked part of the house is costing us $320. I think you need to haggle. Our First DRP review came through. We got hit with a few more windows, rendering/cladding and window shade structures. All up at an extra cost of $6000... .. But here is the kicker, rendering for 9m2 made up $3480 of that. Needless to say I had heart failure at that number, but there was no need to stress as my wife suggested that we do it our selves. We have had very a rough quote of $1000 to get it done after build. We are also DIYing the window shade structures bringing the total down to around $2000. I have to say that Linc is great to talk to and I even told him that we have a nick name for them which is "the DRP gods", to which he laughed and explained that he is just the messenger. Here is a list of items with costs. 1 Provide additional render to northern side of garage from the start of the single storey portion to the end and to return for 2.0m around the western side. $3480 $386 per m2 yeah right. 2 Provide 3 panel awing style windows to match lounge room to study and side of rumpus $360 3 Provide additional render continuing from the ground floor lounge room around to stair return wall, note single level render only. $980 $326 per m2 Where do they get these numbers? 4 a. Provide brick return of 2.0m to the rear wall of the ensuite. $1840 b. Provide cladding return of 2.0m of the ensuite around the northern side (Chancellor St) deleting brickwork. $520CR Chose the credit option 5 Provide additional window to side wall of media AA1906 to match front. $420 Finally a cost that seems reasonable 6 Provide to the kitchen AA0621 in lieu of AF0615 over the cooker. $590 7 Provide additional window to side wall of bed 2 AA1306 to match front. $320 8 Owner to provide and install 450mm deep shade structures to ground floor north facing windows regardless of glazing type. I guess the main thing is that you don't want them rushing to get it done after wasting weeks at the beginning. Rushing = potentially sloppy work, especially on things like brickwork, flooring etc. @htaco thanks for the breakdown.
