Browse Forums Building A New House 1 Jun 28, 2012 6:29 pm Hi All, finally we're in a position of having something to share, and having the time for it too. Our journey of land & house has been long and not quite as quick as we had expected, then again that's partially also down to us wanting to have it perfect. While we know it won't be, at least our intentions should be, and that takes time. We're first time builders so we've got a lot of questions and this forum has been amazing in helping us. Thanks a lot. The main challenge that we're facing is that our block is a dead-end block, with it's own long drive way, which requires us to have a turning pad on the property. We tried to find some ideas online but there wasn't much around. In the end we've visited countless show homes and had a number of plans drawn up to ensure it would fit our special block. I though we'd never decide on a plan. Anyway, we've got the floor plan and all the details sorted now. The below plan is not quite the final, we've made some minor changes regarding window opening directions and the like, structurally it will stay that way. We've had a solar energy review done which highlighted a few items which we've changed, and some which we'll have to consider when landscaping. We've also tried to estimate how the sun/shade will behave across the seasons, so hopefully there won't be any surprises there. I'll post more details later on, I need to get them into electronic format first. Re: Building @ Madeley (WA) with RedInk 6Jul 02, 2012 10:32 pm The paperwork stage did take a fair bit longer than I had anticipated (being first time builders) as most of the changes needed a few rounds back and fourth until they were right. Thanks for the comments about the BIR. We have considered that but at the moments we're not interested. For one we have enough robes for all rooms, and this way we have the freedom of changing the room layouts once in a while. I remember that as a kid, having the furniture moved around now and again, was as good as having a new room. Last week the land was levelled, and the slab should go down this week. We're yet to meet our site supervisor, we'll see how things go in the meantime. We've had kind of a PCI last week whereby we met the SS on site and went through everything that we didn't like about the house. Interestingly though, we didn't have to sign any paper or any document. Mind you, the house isn't really finished yet as the aircon is missing, the cook top is not installed yet and the spout of the bathtub is missing too. We only had a few issues with the house, some of them minor such as windows not closing easily, light buttons not working, and few bigger ones like the window sill not tiled (only aluminium) and the usable drawer height in the kitchen drawers is not as specified. Hopefully these will be fixed soon and then we can have the key. I've put some new photos onto our photobucket although forgot to take any pictures last week, was too excited, and too much focused on everything that needed checking.
