Browse Forums Building A New House 1 Jun 25, 2012 11:18 am Hi all We are a little undecided as to whether to knock down and build again or to sell and buy another house. A big factor is how much it will cost to build, so I don't want to get proper plans drawn up only to find that we should have moved (wife would say I told you so). So is there an approximate cost of building per square meter? We are on a reasonably small single front block so we will need a second storey. Also would like to have better than average finishing's too. Is heating and cooling included in the costs? We are also in Victoria if that makes much of a difference. That adds a lot of money, unless you can stay with family for the duration. What size house are you looking at? How many squares, bedrooms, etc. Is the block flat? We are looking at a 3 bedroom + study (small 4th bedroom), 2 bathroom, open plan kitchen dining and living room. Current house is 92m2 so it would be at a maximum 180m2 but more likely 160 - 170m2. Now - you do need to be careful, because it's very easy to run over that estimate. Some builders will stick to what they tell you fairly closely, others (usually the lower priced ones) will normally run way over. Unfortunately I've got way less of an idea, regarding how much cost overrun you should budget for, than most others who post here - but it can easily be 50% over, depending on the circumstance. I have had a look at a few of the houses but I find that most don't have a price so you have to chat with someone. Not that I don't like talking to people but I had a chat with a real estate agent 3 years ago and they still call even though I have told them I am not interested. Anyway, I have not seen anything like I really want in terms of plans and will not go with a high volume builder. I just need an estimate so I can do some sums to say new home xxxK + 15% or New purchase price - sale price. The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place.
