Browse Forums Building A New House 1 Jun 23, 2012 5:11 pm Considering a new house in Sydney and one of the features we would like is a balcony off the master bedroom but facing the rear of the house to overlook the pool and bush. Any ideas on project home designs that have this? Have spent hours today on various sites but could not find anything suitable. Re: Project homes with rear balconies 4Jun 23, 2012 5:31 pm I've noticed that at the front of houses, balconies often aren't drawn in the floorplans; I suspect they're often only included if they are part of the "facade". Maybe you need to find house designs with the master bedroom to the upstairs rear, and ask the home-builder about a balcony off the master? I notice, for example, that in gogo65's suggested Metr!con Laguna the balcony only appears in the online plans if you choose one of the options for an "outdoor room" downstairs. The Wisdom homes one did not really open up at the back due to the rumpus so not keen on that either. Will look at Clarendon next. Project homes with rear balconies 7Jun 23, 2012 7:00 pm FW, I believe a lot of plans can include a rear balcony on top of the alfresco. I saw a PD under construction recently, and I'm pretty sure any M'con with a rear master will have that option. Previous comment is correct, the standard plans often will not show this. Have gone the reno route so far, but the quotes on the plans are coming in at $550-$650k which is v hard to justify on a very average 1930's 3 bedder, thus looking at the new house alternative Project homes with rear balconies 9Jun 23, 2012 11:00 pm Make sure the original plan's alfresco lines up with the master IYKWIM. There's an M'con plan where the balcony can be accessed from the master AND an upstairs sitting area. I'll chase it up for you if you want. Also, check your back neighbours, they might reject that idea having your balconies at the 2nd floor...This might happen at council stage approval, I read some people here have problem and must install screening because the neighbour reject it due to their privacy....
