Browse Forums Building A New House 1 Jun 20, 2012 12:45 pm Our current (and hopefully final!) home design has a double-garage, with a bit of extra width for storage of bikes &/or the beer fridge etc, and there's a 4m-ish wide single-width garage/workspace behind that which is about 10m (so around 1.5 cars) deep, and then a single-width garage door at the rear leading to the back yard. So that I can have a hoist in there, we've got an interior ceiling height of 3.75m in the garage. I was sort-of considering that, after the house was built, I'd erect a sort-of "mezzanine' level in that rear area for storage. I was also thinking that if I asked the builder to do it, sure it'd cost more than if I erected it myself; except they support the spanning beams within the walls, and there wouldn't need to be any legs eating into garage-space & getting in the way underneath it. However - are there legality issues? It'll take a while to get an answer from the builders, but someone here might know. Is there any legality problem (NSW / Complying Development) with a storage-area that's only 1.5m high, and is up in the air like that? [it'd have bars or some-such to stop stuff & Forgs from falling] Is there any legality problem (NSW / Complying Development) with that portion of the garage only being 2m high? Something that's only a shelf raised in the air, albeit a large one, doesn't contribute to floorspace calculations if it's not legally tall enough to be a "room" does it?
