Browse Forums Building A New House Re: Grand Lakes Estate, Lara, VIC 183Aug 19, 2013 6:18 pm Nice you guys are on the other side to us. Yeah dealing with Brian. Just had a meeting out at Waralilly again tonight to add a few more variations into the house. They just keep coming. I think all the major ones are done now. Should just be upgrading the carpet, maybe the tiles and handles in the kitchen. Have you been quoted on site costs yet? Re: Grand Lakes Estate, Lara, VIC 184Aug 19, 2013 7:59 pm Yeah I think he quoted it the other week when he ran through everything briefly, we have it written down somewhere lol - I dare say we will have a proper quote tomorrow night. And apparently we are lucky as this month the Barcelona is 5k cheaper. I dunno if its really the case or he just tells everyone that to try get em to sign haha! Did he mention that to you? Re: Grand Lakes Estate, Lara, VIC 185Aug 19, 2013 9:17 pm No didnt get told that but thats cause we signed up 29/06. Haha shattered!!! Well keep me posted on your progress. You may start before us as your block is already titled and we still have a week or so to go. Love hearing about other peoples journey's. If you want have a look at my blog. https://barcelona28.wordpress.com/ Re: Grand Lakes Estate, Lara, VIC 187Aug 25, 2013 6:53 pm Just a warning with the Opticomm connection. We didn't realise they were installing a router that's not wireless. So we had to go out and spend another $300 on one today I don't know if this could have been changed when we first put it in the contract, but too late now! Nonetheless, it's amazing having super fast internet Re: Grand Lakes Estate, Lara, VIC 196Sep 26, 2013 12:09 pm Not really. Just that we would need piers and possibly an E class slab. Boutique who we have signed up with have quoted $12k with a $3k contingency for rock extraction. He discussed piers and likely a H2 slab?! Our fill report from TGM lists fill as: Front: 0-280mm Middle: 260-1190mm Rear: 330-1610mm Re: Grand Lakes Estate, Lara, VIC 197Sep 26, 2013 12:20 pm Ours was a "P", which is actually classed worse than yours, but we also have a H2 slab..12k is decent i suppose depending on the amount of piers you require.. i wouldn't worry about rock, there isn't any rock in Grand Lakes Re: Grand Lakes Estate, Lara, VIC 198Sep 26, 2013 1:11 pm Hey Pippa, we are still waiting on exact site costs aswell, but Brian said it would be around the 10k mark... Our fill report showed we had 0-400mm fill only. Our block is 530m2 We are booked in for the color and electrical appontment on the 14th october. I dunno why it is so far away. What stage are you guys at with everything? Boutique are annoying me already, since we paid the deposit they never return calls and emails. We submitted a list of extras we'd like quoted over a month ago, still nothing Re: Grand Lakes Estate, Lara, VIC 199Sep 26, 2013 1:49 pm Hey Lukebee, yeah we have found them to be slow and not all that responsive. Having said that, it has allowed us to reassess our position and we have decided that we want to build the 31sq. I have no idea where we are price wise, as since we signed our PWC (29/06) we have had no further confirmation on pricing. We are now almost at 3 months since signing and just had the soil test done on the block, no date for our colours although I can't take any time off work now for about 2 months so it will be November at the earliest. Brian has now moved to Williams Landing I believe however is apparently still looking after the files. There is a Boutique being built down from the porter davis displays in Waralilly which we stopped and had a look at the other week and it looks well done. The site was relatively clean and the building work looks neat. We have spoken with other builders and honestly they are all the same. So many sales people we spoke with wanted to push us towards something that we didn't want, whinged when we showed them the list of things we wanted. Honestly if I treated my custoemrs like that I wouldn't have a job. It is like they are paying me money and I am being the biggest pest. I thought I was handing over the considerable amount of dough not them!!! We figure we have come this far with Boutique may as well keep going. I just want to know HOW MUCH!!!!!! That is the million dollar question! Re: Grand Lakes Estate, Lara, VIC 200Sep 30, 2013 12:12 pm For everyone building soon in Grand Lakes, where you have Opticomm ready to go, i thought i would point out something that is going to save you some time and money. Make sure when your builders install the Home Hills Hub in the garage that they wire the wall plates beside the hub. One is for TV, DATA, Phone. This is where Opticomm will plug the ONT back into, the other is where the conduit in the wall should be (Opticomm will pass the fibre cable through this conduit. Our builder forgot to add these wall plates and Opticomm charged us 104.50 for a failed install. They were amazing. Thorough reports… 2 4480 |
