Anyway, we ended up buying inner city. It will cost us a bit more in the end but we are both happy. The estate is over nice and facilities sound great albeit with a body corp! The only noise you get is the hum from the Gateway Motorway, but we dont find that an issue at all. That landfill has been there a long time, we have been told that it is likely to become sporting fields etc in the nearer future, to support the growing area, just like they did with Whites Hill. Thank you That was one of my main concern when I discovered the landfill 'accidentally' on Google Earth while doing research of the area. Since then I have been to Rochedale Estate countless times, and I have to honestly say, I can't smell ANYTHING when I was there. Although I am not living there so I can't say for certain if it can become a problem. But I have asked the sales people from various display home offices over there and none of them say they can smell anything. I also drove to the landfill with my car window down and I only noticed the smell when I was RIGHT IN FRONT of the lanfill's main entrance. The smell just hit you really and fast suddenly... it was rancid, and definitely unpleasant. Driving back towards the Rochedale Estate I tried to note when that smell completely disappear, I think around after 300 meters the smell was just gone. There was a dense forest between the landfill and the Rochedale Estate as well, infact, the Brisbane City Council plan specifically demarcated 500 meters of forest space as "buffer zone", and I think it works. Although I still can't be certain as I am not living there, there IS a possibility the smell could travel to the estate if there is strong wind. I have also checked the historical weather record and average wind directions, and it seems Rochedale Estate MAY be affected during certain months due to wind direction mainly towards the Estate (if there is very strong wind). Also, the proximity to Gateway motorway was also a huge concern for me, being less than 400 meters, I was quite concern about the noise. But surprisingly, when I was there every time, I parked right at the edge of the Coopers Crescent (nearest point to the Gateway Motorway) and I CAN'T HEAR ANYTHING! I was definitely surprised by that. But eventually, I settled for Arise down the road, being the land there are further away from the Gateway Motorway (2KM!) and also further away from the landfill (2 KM!) so I feel much better settling there. They also do not have Body Corporate fee there as they are all freehold land so that was the main reason I went with Arise. "Occam's Razor.
