Browse Forums Building A New House 1 Jun 19, 2012 1:12 pm Hi All, Any one have any knowledge on the extra price incurred on footings when building on a site that had trees and is located near large trees? We have a 10 acre block with an existing dwelling that we are going to convert to a B&B. The trouble is council will not approve the non complying planning for two dwellings until a site plan with cut and fill, elevations etc is included with my application. All the things you need to sign a builder to get. So we have a great spot nested in amongst some large trees for shelter with open aspect to the North, the perfect spot. We will need to remove some trees to put it there though, and more will have to be removed due to being to close only pines so not to bothered. There is however a large 15 Mt approx gum that I want to keep but will be 15Mts from the slab. Iām tied between removing the trees that need to go now before the soil samples, and hope the planning gets approved. Or leave them and pay more for the footings then clear them when all is approved. I am fairly confident our soil will be highly reactive soil also as it is heavy clay that cracks in summer. Due to this I gather our footings are going to be expensive to start with.
