Just got tender please help a look. The block is no at flood zone, but it has overland flood. The site cost is over our budget right now. Don't know it can be reduce or not. The costs will depend on what sort of house you are building eg the dropped edged beams will vary depending on how long they are and how deep they go. If you have a sloping block you could try a split level which may avoid some of the dropped edged beams and the $7k for extra fill. This may add extra costs eg for split slab but possible less than what you are being charged now. We started with a base price of 252k, our first tender was 400k+. This is normal for clarendon. Our tender included items like full ducted ac, tiles+carpet, ducted aircon, about 5k worth of upgrdes in kitchen, 5k worth of traffic allowance, some minor extras...nothing fancy. I am building with Clarendon and we were unable to proceed without having any addtional cost on each phase becuse Clarendon standards inclusion are not great and you end up doing upgrade in each phase. check their standards bricks and that you get and you will know. what others give as standard as bricks clarendon call them upgrades same for tiles and splashback and kitchen. you don't get every thing you see in their kitcen display even kitchen company tell you to pay extra for high bench tops and few other items.
