My fiance and I are currently preparing to build our own house, we have only just started looking and we have been browsing the web for different reviews of different builders, and it is really hard to choose. I was just wondering if anyone has any experience with "New Gen Homes" in Perth, I have heard that Summit and EasyStart (Other Summit Group Builders) have provided people with problems however can't really find any feedback for New Gen Home builds. When all is said and done there are good builders out there. There are also good consultants and there are bad consultants, those who care and those who just see the dollar sign. They make the difference. You are going to find good and bad reviews with most builders. New Generation Homes in my opinion are second to none in their quality of build and quality of specifications within their market. Everyone has there promos to entice you to hand over your deposit, but in the big picture we are all relatively similar. What i am occasionally doing with people like yourself who have concerns is meeting you at a home in construction and showing you why we are a quality builder, things to look out for. Just as important, like i said before is the consultant, make sure you feel you can trust him or her. Its like car dealers with their servicing, its all a bit of a worry. I use a small Subaru servicing center in Welshpool, and i don't think i have come across a more passionate team. Some of them race Subarus as well. You just know you can rely on them and the reviews say as such.I digress but you get the picture. Anyway if it's convenient, I work from the New Generation display home in Shorehaven in Alkimos until the beginning of July, so if that's not too far from you, come and say hello between 1 and 5 saturday and sunday, 2 and 5 monday and wednesday and we can have a chat about your ideas for building and also where you want to live, if you haven't got a block already. If that's inconvenient get in touch and i will be more than happy to catch up either at one of our display homes which are dotted around north and south, or at your home. Some inclusions are pretty much the same, you are using the same SS, however the price tag is slightly different... But the difference was that Summit had a higher spec appliances, hot water system and the like. But the main difference is they mostly build bigger houses. Just looked at New Generation and EasyStart Homes and tried to compare: EasyStart is offering (as standard) one 900mm OR two 600mm Blanco ovens, plus undermount sink and Seima laundry trough. New Gen is offering (as standard) Freestyle or EssaStone benches, Semi-frameless shower and Seima laundry trough. Summit however charges to upgrade to Seima laundry trough ($100). EssaStone is an upgrade as well, Semi-frameless shower comes as standard. But didn't hear about two 600mm ovens being bundled with Summit either. More and more I'm starting to doubt Summit's value. Ok, I agree they build bigger house but is it at the cost of lesser inclusions? Can you bargain with Summit to include free of charge simple things that other cheaper builders include as standard? In the case of New Generation, there are two different spec sheets depending on the design and the price works accordingly. In my experience you will find different ranges within most builders with different specs to suit. When your talking about "free of charge simple things that other cheaper builders include as standard". You really have to expand on things you mean. I understand your confusion, i used to be in your shoes and it is a bit of a minefield. I come across the same questions week in week out and i used to spend and waste a heap of time on the phone or emailing answers. Nowadays if someone isn't interested in letting me sit down with them and compare the specs because there is a heap of them, and showing you in the big picture there's really not much in it, then i don't bother cause they are obviously not that serious. Another reason being there is a lot of smoke and mirrors out there with some builders to get you to sign on the dotted line for your deposit and you can't explain spec differences over the phone. For example, while building display version of the house, Summit is charging $100 to upgrade to Seima trough in the laundry. Couple of thousand to go from freestyle to essa stone. Where New Gen has these things as standard. Obviously Summit's display house will be around 280k and New Gen around 230k? How can Summit justify this if you are both part of Summit Group and obviously have same suppliers. Re: Feedback on New Generation Homes? 9Jun 19, 2012 8:34 pm We are in WA and have just been through this process. I think the biggest thing is to compare apples with apples. You have to look in detail at the specification and house size on offer and ensure your looking at a spec and house size that is similar. Otherwise its too hard to compare prices. There are some builders who's base spec prices are outrageously overpriced. We had a look at summit in detail along with new generation. I found some of summit's display spec pricing a bit steep. But when asked for base spec prices they seemed pretty competitive except it is unclear EXACTLY what your getting at base spec. New generation seem pretty reasonably priced but the houses arent as specced out and are a bit smaller. All in all if you decide how much spec you want in your house it will make it much easier to obtain and compare prices. With regards to salespeople only wanting to take you seriously if you sit down with them - this really irritates me. Why shouldnt the customer receive a high level of service via email or telephone? If a salesperson couldnt answer questions via email we gave them the flick. With the housing market being as slow as it is it suprises me how many builders have the same attitude as when the market was booming. Ask for summits base spec prices and new gens prices and then compare spec. I think new gen are alright. Better than most other affordable living type homes. Re: Feedback on New Generation Homes? 10Aug 30, 2012 7:11 pm Have a look at the total house area for a summit plan and a new gen plan...there is more than likely a big difference and that is where the cost comes into it! I had a custom plan estimated by new gen and with upgrades included like stone benches, high ceilings etc it comes out just as much as summit if not more... Seems to be a good bunch of reps though, the guy at Wandi was lovely if you prefer south of the river. I'm sure he would be more than happy to go through the differences with you and he will also take you through some homes currently being built if you are curious (this seems to be a new gen thing...they must be confident in their build quality or they just assume people have no idea what to look out for). And go New Gen 'Big Australian' range and spec up to encore or display - works out cheaper Re: Feedback on New Generation Homes? 13Sep 03, 2012 11:09 am We shopped around with about 5-6 builders, and New Generation Homes offered us the best value for money. Our contract ended up about 20k cheaper than the nearest competitor (with various upgrades thrown in) and we remain confident (at this stage) that once our home goes to build that it will be completed in a timely manner.
We're building our home in Parkland Heights (Baldivis), so given that New Gen (The Summit Group) are building so many homes there, all you need to do is have a drive around the estate to see the speed homes are going up and the quality of work being carried out to be reassured. It was based on the Australis in the Big Australian Range. But we made a lot of changes, so it doesn't really resemble that now. We moved the garage to the other side and took out the study, extending the living areas, bedroom, WIR's and ensuite.
