Browse Forums Building A New House 1 Jun 16, 2012 5:07 pm Hi all, I am just after your opinions on some work that has been completed on my first new home that in my opinion is not acceptable. I am having some trouble with getting my SS to fix a few issues on which I have posted pictures below. His response to me asking him to fix these issues is that the work was good enough for him and he would not have the problems fixed. When it comes to the eave that butts into the Portico the plans did not show that the eave would sit lower than the portico entrance height and the 600mm eaves was not allowed for but now this is how it has turned out. The internal garage wall shown below shows that the brickwork has not been continued up to the stud wall as the building plans shows and their fix was to nail 2 strips down the wall after to cover the short brickwork. And the last one shows that the builder has just butted the strip that holds the eave in place into the front face of the eave windows and once again thinks this is acceptable. As for the eave hanging lower, well? If it shows something different on the plan and you want one section of your portico pulled apart then go for it. If it is drawn different i'd give them the option of fixing it or maybe throwing in a dishwasher if you keep it like that. But I gaurentee after a week you won't notice how it looks. The eave mould butting into the window is simply how its done, they have done a great job IMO in having it nice and paralell with the brick joint. Cheers mgilla Re: Finish Quality of Our First New Home, What should we acc 3Jun 16, 2012 6:01 pm Thanks for your feedback mgilla, As it is the garage corner in the plans show that the brickwork should have been continued further through so it goes behind the stud wall so that the plaster wall butts up to the brickwork with a metal trim like the rest of the plaster to brick corners in the garage. Front and rears walls are double brick and the rest are stud/plastered. I would be looking for compensation so another builder can fix it if he wont. In my opinion the builder is in Breach of contract not you. It is not to plan. My build had some issues not to plan and when I told the SS he said no problem and fixed them, his words were it must be to plan and contract. No, "the eave that butts into the Portico" this is major and something that cannot be easily fixed. Should the homeowner have to pay to get this built to plan after handover, I still say no way. Wasn't gonna get involved in this one but then remembered that is what the post is about, speaking up. And how is that thin strip of treated pine under te eaves gonna look in 5-10 years exposed to the elements. Builders job is to do it right , fix when not done right, not to cover up mistakes. I withheld payment cos place was too dirty to see any problems during final inspection. Just kept that check in my wallet and said, NO , I'm not happy. They had 20 guys there te next day, surely they weren't all cleaning. They used the wrong trimming on eaves and have now replaced them with a smaller quad, added another lower lintel with brickwork to the Portico covering the eave and extended the brickwork to were it was supposed to eliminating the 2 large timber strips in the garage. All of which was not to contract. But still more to do 4 14468 Building Standards; Getting It Right! But they didn't even leave it at one level it goes up and down along the whole front of the house 4 10949 So it looks like we finally have some movement on site!
