I think a number of economic factors say land is not selling all that quickly. Also the land prices were very reasonable. We got 18k knocked off ours to help with site costs. All we did was tell them we were also considering Trillium can you do a good deal for us? Funny you should mention the busy roads. We just sold our house in Pascoe Vale South which is about 10-15 mins from the city... everyone said "but you're so close to the city". Laughable given we go there about twice a year. We got the discount because our land (14x32) had a 1.5m (front to rear) fall. Second survey has put it under a metre of fall now so our site costs won't be too bad. So on the original survey I'd say the 18k would have been needed and then some. I work from home and my wife works in Epping so day to day commute will be a non-issue really.
