Browse Forums Building A New House 1 Jun 12, 2012 2:08 pm I am looking at building a new house on a block of land I own in Cowes, Philip Island. I have had some quotes from some local builders and none have hit the spot. I recently found an ad for a pre-fab builder who said 12 weeks for delivery - built in a factory then shipped and installed on site. This is going to be a holiday shack so I'm not too interested in all the latest mod cons - We're looking at around 12 squares so quite modest in size... Some questions I have going through my head which I was hoping would start some discussion: 1. Is pre-fab a good alternative? 2. Water service charges are very expensive and we also want to be as self sufficient as possible - we are considering getting a tank installed and buying water in - Is it worth it? 3. What other considerations should I take into account? Re: Want to build a new house 2Jun 12, 2012 4:20 pm Even if you avoid the service charge for water you are still going to get hit for the service charge for sewerage. If its only a holiday shack thats used weekend and a couple of weeks in summer you can probably get by with tank water. Just remember by the time you have bought a pump and tank (with a decent amount of storage) you may be getting close to the water infrastructure charge. There is some advice about tank size on my blog here: http://www.anewhouse.com.au/?p=653 As far as usage charges goes town water is generally less than $1/KL while in South Gippsland you could probably expect to pay $12-$15/KL for a delivery of around $10KL. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17518 |
