If it were a single storey house, there are a few options of 300 sq m homes (including alfresco) for $185-215k. But the problem is they wont fit on my 530 sq m block. Would anybody know any 2-storey design options with a similar size, and hopefully the same price range? I've been asking on some of the builders websites and so far haven't found anything. I'm building in Perth by the way. Cheers! Re: 2-storey home options 2Jun 10, 2012 7:52 pm I assume pricing isn't massively different in Perth to in Sydney, and if that's true then it should be possible although I suspect you'll be pretty tight on budget. Best approach IMHO is to find all the project-home builders you can find who build in your area, find their websites, and look at their designs; they've almost always got total width & length mentioned. You'll need to be careful not to go over the allowable amount of floorspace that your state or council rules allow on the block, but for advertising purposes most builders include areas which the rules don't count; so if something goes over by, I dunno, even 20sqm it doesn't mean it's not allowable. Maybe gather all the possibilities, then start getting rough prices? Usually the allowance by council for roof area on a block is 50% that includes Garage and living area not Alfresco as that is not considered as living area. When i spoke to my council they did mention that if over another 5% that its not a big deal. That being said you could build a 291.50sqm single storey home excluding alfresco.....
