Browse Forums Building A New House 1 Jun 09, 2012 8:00 pm My house is in fixing stage(I don't know what it means), and today I visited the building site, took some photo, I got a few questions: 1. there are a few wood/plastic(not sure) thing attached to the bottom of wall, is it for wires, or purely for decoration? I did not see the big box for evaporative cooling, and I asked here, people replied that they would do it later so it won't be stolen, but I saw many houses have that installed when roof is finished, so I asked my builder and they said they "are looking into it", now in the front yard there are two piles(of the equal size) of roof tiles, as the roof has been finished long ago, is it possible that these roof tiles are used to fix the evaporative cooling box after it is installed? This is the top of garage wall, and it has been like this for ages, they never sealed it, I don't know what is the state of this and why it is left not finished? Re: visited site and got several questions/problems, help pl 2Jun 09, 2012 9:14 pm I'm not a builder by any means are some of the photios aren't the best to judge anything by but here are my opinions. 1.That looks like it is your skirting which will be in every room in your house. It is easily carpeted/tiled up to. If your doing floor boards/laminate later it looks alot better to have them installed after although you can do them without removing them you will just have to put down tri mould/quad. It is in most display homes that have floor boards but some dont like it. including me. 2.Can't imagine you would need extra tiles to install evap cooling. if anything you will need less. If your roof is finished they will prob just cut the tiles that are already there. Keep them anyway. If you ever have work done later like your TV antenna and they break tiles which they will never admit to you have spares to replace them 3.Looks like there is a full coarse of bricks missing and the fascia I would be questioning this asap but wouldn't stress too much they would have to know this has not been completed. But if your garage is plaster lined I wouild be asking for a new wall. 4.Same with this though it's kind of hard to tell. It's either a brick problem (unlikely) or the window/sliding door has been ordered/made the wrong size or fitted incorrectly. You would need to look at your plans and the elevations then measure what has been installed either way talk to your SS ASAP hope this helps. Still Waiting for Titles!!!! You get to do that to them your the one paying so please keep that in mind. It's your money and they should at least act like they want it. Plaster lined means that in the garage or any room for that mater, the internal walls are plaster. If, in your case, the wall inside your garage where the fascia and bricks are missing is plaster it will have water damage as a result of the external wall not finished. Still Waiting for Titles!!!! If you are installing carpet later then skirting is fine to install now, but if you are tiling or putting timber floors then skirting would look much better to be installed on top of it later on, your builder will not be happy if you ask him to come back 3 months later to finish of skirting after you install floors, so its something you have to discuss with him. 2. Did your builder include evaporative cooling in his contract? Spare roof tiles are there as spare, just in case they break some as they walk on your roof, and they must leave you couple to keep for future, nothing to do with cooling. 3. You garage wall is not finished properly, you are missing fascia, roof rafters should of been extended so that your gutter sits next to the brickwork and not on top of the brickwork, brickwork should be 2 courses higher, you will have water and moisture problems in that wall, i don't know what their plan B is but that doesn't look right in that picture. Unless that's some kind of a weird feature and hasn't been completed yet It looks like that brickwork was done after the guttering, and that's what caused the problem, brickwork should of been done first and then fascia and gutter up to it. Now they cant even install fascia Another problem i see is brickwork corner and guttering corner are not in line, they are off-set, also there are gaps in brickwork and very weird looking fascia peace sitting on top of the brickwork, i don't know what is going on there but it would be best if you take few more photos from all angles, then i would be able to tell you exactly what went wrong. 4. Gaps between windows and brickwork are common problem and happens on many houses, builders fix it by ordering same colour aluminum angles as windows, and pop rivet them around, so it looks nicely finished, they shouldn't leave any gaps around. That picture is much better, now i can see why that looks off-set. -Carpenter should of left roof rafters longer to pass garage brick, looks like they've been cut down up to the frame. -Brickwork should of been completed first and then fascia and gutter to sit next to it, and not on top of it like they did it. The whole problem started when someone decided to delete side eaves, they should of left them on or they should of cut front eaves as well, so that gutter and fascia are in the same level. Now it just looks weird. Builder can order colorbond flashing to sit on top of the brickwork and behind gutters, and that's about the only option they have, but it looks so wrong, and i would make him pull it off and do it properly. Its like you buy brand new car and mirrors are position at the bottom of you door Once they handover you the keys, buy law you have 13 weeks to complain. You should get building report done and then you ask the builder to fix it, by law he has to, read you contract. For now just tell him to repair that roof and finish it according to the plans, tell him that its wrong how they finished it, and that you will be getting Building Consultant prior to hand over, so its easier to fix it now. It's due to you building right on the boundary which means that your gutter isn't allowed to overhang and must be on top of the brickwork. Any wall on boundary must be fire rated and that does not comply with those trims, i have built many homes but have never seen that kind of a finish where gutter sits on top of brickwork, in my eyes that's really ugly. But ask a question to your builder, if there is a good reason behind it to be like that then its fine, you cant do much.
