Got our tender recently and our additional site cost (in addition to standard package) was over $85,000. Break down costs - H1 Slab $7550 Removal Soil - $9,500 Elecitical connections for 3 phase acorrs the stree - $4,000 Sewer - $4,000 PA Stormwater - $10,000 PA Rock Excavation - $5,000 PA Traffic Control - $10,000 PA Meterial Handling - $5,000 Tiger Tails - $2,000 Footpath Protection - $1,500 Hydraulic Plans - $850 AHD - $570 Stepdowns x 2 in house - $26,500 My understanding was start of the house to end has 2m difference in height which require cut and fill. Also, LHS back 1m cut, LHS front 0.6m cut, RHS back 0.4m cut and RHS front 0.4m fill. Been doing some research and this site cost seems to be a bit ridiculous. Any suggestions would be appreciated. My whole slab cost about the same amount as your two step downs. Geezus! Soil removal - how much is there to remove? That is excessive. I had similar cut n fill and spent $3750 on soil removal which was 15 loads and we dug out an 10,000 litre underground tank. Traffic control? Do you live on a highway or major road? We haven't needed any traffic control. Material handling - what does this relate to? But them how big is your land and where about? If it is a normal sized block in a suburb and not on a main street etc, I would seriously consider looking for other builder unless you really love the home they design or build. Remember, this is your first blow out at starting point. You can really predict that it can only be worse at later stage. Traffic control because next door has a bus stop in front of their house. I don't live on a highway, just a normal street and the bus comes every 15m peak and 30mins off peak. Meterial handle - I've been told because there will be a slope at the front of the house and no access to the back, once the frame is up, all the material (bricks) needs to be positioned up right. . Basically, the house will have 3 cut - garage and front living room 3.7m height, middle - 3.2m height and back 2.7m height. They said the land has 3m slope in total, which they set back 10m picked out an area has 2m slope. If I stand in front of the house, I can't see its 3m higher than me. It's probably not a good idea to disclose the builder at this stage. Thank you all for you response. I dunno what all these classes are in the east, but slabs vary greatly and this house is large than the norm nd has to be stronger as is two story Removal Soil - $9,500 That's a lot f soil, but it sounds like a lot of a slope in block Elecitical connections for 3 phase acorrs the stree - $4,000 Three phase cost more o tap into and other side of street may mean thy have to go under street to get it Sewer - $4,000 PA If you are not on it, this is cheap o connect compared to Perth Stormwater - $10,000 PA Gonna need a lot of this with that slope , and some prior to build I suspect or it will all wash away while building Rock Excavation - $5,000 PA Rocks need to be broken up before digging out, this can vary and it may alter the machinery required Traffic Control - $10,000 PA Bus stop says it all. Meterial Handling - $5,000 This may not be needed but then your traffic control would go up each time you have a delivery Tiger Tails - $2,000 No idea what this is Footpath Protection - $1,500 Councils require a bond for footpath integrity that you usually get back, but tht bus stop they take no chances and builder must protect Hydraulic Plans - $850 Dunno AHD - $570 Ditto Stepdowns x 2 in house - $26,500 Cost a lot as they have to be built up to stop thm crumbling with the weight fva second story. We have a P class slab, a 600mm step through the house and a 450mm step into garage. Needed 32mpa concrete. 470sqm house, only extra cost was extra piering. Although our builder didn't break down costs, there is no way it was even 20% of that. Start looking for another builder.
