We are in Melaluca (across park from Casuarina) release & have been here for 12 months. You initial post is a bit confusing. "Booked a land" does this mean you have signed a contract to purchase & paid a deposit? "Expert opinion" on what? Bit hard to comment on this, we don't know your situation Quote: What are the things that I should buy I suppose a house for your land. Quote: Any adverse thing? Community levies You are in a Telstra Velocity (FTTH) estate so will be restricted to Telstra for phone & Bigpond for internet. Got a life, just can't find it! Re: Buying at the New Rouse Hill (Casuarina) 6Jun 07, 2012 7:49 pm hi all, Thanks for your reply. Yes I booked a land and on the process of signing the contract. Actually I was asking for some information regarding the NRH area? What are the good things/bad things about the area? Also , the land price, is it over priced? (2) If you have a sewer manhole and swer line in the very end of the backyard, is it a problem? Regards, Building a custom Drysdale 27 at The New Rouse Hill Land Reg - Feb 15 2013 Tender Accepted – May 16, 2013 Contract Signed – June 13, 2013 Allocated Construction start date – October, 2013 Re: Buying at the New Rouse Hill (Casuarina) 8Jun 08, 2012 10:28 am In regards to sewer manhole, yes it can be a problem. With the sewer you need to build a certain distance of the line, the sewer will either be running across the whole back or side of your yard. Our sewer is 2.2m off the back fence, we built our pool in the 'zone of influence' ie within 2m of sewer line, as a result we had to pay for extra piering. If your house is within 2-4m off the sewer line it could add thousands of dollars to your costs. If however you don't plan on building neat the sewer then it would be ok Re: Buying at the New Rouse Hill (Casuarina) 9Jun 08, 2012 1:30 pm Quote: Why the orientation (North or South facing) of house is an important thing to consider? When we had a double story house it was facing north, in winter it was much warmer @ the front of the house & we didn't use the back patio much as it was too cool. Also, be aware if your block is across the road from the creek/trees you are likely to be subject to bushfire rulings on your home. Got a life, just can't find it! All I know is in winter your living/entertaining areas should face North, we only have a front room facing North, there is quite a few threads here on building the best solar orientated house and lots of people who are very passionate about it. Howdy all. I am looking for feedback on what people would do to maximise and make an area as flat as possible.
