Browse Forums Building A New House 1 Jun 04, 2012 5:52 pm I FINALLY get to do a building post!!! So excited! After three months of messing around with banks, our block settles next week. So very excited! Its 749sqm and on a slight slop at the front heading down to a relatively flat backyard. Will have views from our back deck of the hills and water. Weve chosen the Linsday 160 from Sarah Homes, a small family home which we have modified. The kids will all have their own bedroom and we will have our room looking out towards the backyard where the views are. Once we get the plan I will upload it with pics of the block. Our salesman came to our place on Saturday to go through everything with us and take some pics of the block. We are doing a few things ourselves because its cheaper. The landing and stairs to the laundry door, the stairs to the back deck, appliances and robes. Otherwise it was going to add on an extra ten thousand. It seems excessive, but we are 2400 off the ground at the back and 600 at the front. Hebel to floor level, not ground and back decking umr was a HUGE cost, so now we are toying with the idea of going for 2700 high ceilings and having a bullnose back and front? Appliances I am getting from The Good Guys, its cheaper. Laundry cupboards from Bunnings because the broom cupboard was going to cost more through the builder than the whole set up from Bunnings. Robes are cheaper also if we do them ourselves. Has anyone got the glass pool fencing on their decks? What do you think? We are lookin at this instead of the cable. And low and behold, the quote has jumped $20k already!!! I had heard they jack the price up after you sign. So we will be going through it yet again with a fine tooth comb to see where theyve added figures. Apart from that, the salesman has been extremely helpful. All things going to plan we should start selections soon. Hopefully. Weve been told they have to dig out 300 tonne of soil!! Seems like a hell of a lot of dirt to move for such a small block! We went and had a look at their selection centre on the weekend, not that impressed, but we will wait for actual selections before looking too far into it. For anyone in Adelaide, we are looking at having solar panels added while building. Has anyone got any recommendations? Re: Building with Sarah Homes - Lindsay 160 modified 9Jul 09, 2012 6:02 pm Hi AllyH, Not sure of your budget, but your builder seems to be on the expensive side? are you really happy with them? could you look at building with someone else? especially if you didnt really fall in love with their color selections etc? not sure on the cost of the glass fencing, but I know my mum was looking at using it for her pool area and it was way out of her price range! and shes loose with her money I cant even imagine what 3 tonnes of soil looks like! goodluck with everything, when is your color appointment? did they give you a booklet so you can decide on things before you go? makes it a lot easier when you know what you want and know that the builder offers it, when you go to your appointment. Re: Building with Sarah Homes - Lindsay 160 modified 10Jul 11, 2012 2:41 pm Hi Nayz, we are sort of in a bind with the builder now. We have paid the first installment of the deposit. So we are tweaking our quote and asking them to specify everything. Our costs are in the hebel cladding and the stilts they need because of the slope. If they werent factored in then it would be a very cheap build. The selections are pretty standard. The only things Im not impressed with are the vanity basins, toilets and bath. I like china bowls etc and all of them are acrylic. So Ill upgrade some and not the others. The kitchen colours, outside colours etc are all fine. As for the 300 tonne of soil, Im thinking we will lose the whole block if we take that much out. So we are waiting on the contour report as to whats being cut. We have told him nothing should be cut as the whole house is on stilts, but he keeps comparing it to his build. Different block buddy We are hoping selections are soon because I want to know the bottom line. Nothing like out block Im still trying to figure out if the soil report is done and whats going on with the engineer. It keeps getting handballed to someone else. Fingers crossed I have our plan soon so I can upload it for you. Ask for references and speak to them.
