But aim not sure what will be the tender price for EBH .But both of these guys are very competitiwe . if i get tender price around 245K with EBH i would re-consider building with EBH. Just calculate how much extra $$$ is in extra loan or rent repayments due to slow process and if you decide to go with WH ask for copy of building contract before you sign anything and try to negotiate some terms. Make sure you include everything you want, maybe like high ceiling, or fancy doors, kitchen upgrades, electricals upgrades, extra insulation etc before you sign contract. All builder are the same,it's just your luck if you find a speedy one. A neighbour cross the road from mine, building with WH, they are so lucky, in less than 2 months, they install their roof and bricks, almost finished.... make me wonder what's going on here with my build...we have past 26 weeks now and they want to extend another 51 days because of rains... Since my land registration on December .i don't have to pay any mortgage. Also meantime Wisdom agree to do the drawings, selections and admin works. So once land registered we just can start dealing with DA approval .So i might not get effected by delays of admin work. Any one can recomend contacts for timmber flooring please ? You only get one light batton and one powerpoint for a standard sized room. This is what we spent the most on upgrading * Are you happy with the internal doors? They come as a plain door, to upgrade to one's similar to the display homes is approx $78 per door * are you planning on kitchen upgrades? This was our second most cost to upgrade, but then we made a lot of changes, such as a wall oven in place of stand alone, 40mm ceaserstone, extra pot draws, polyurethane cupboards etc etc. * I think you might need 3 phase power if you elect for ducted air con. * we extended our garage by 500mm width, cost approx $2k * Have you looked at bricks yet? You will need to upgrade to exposure grade bricks if you have soil salinity like we have. Ours was $6.5k extra, for a 2 storey home, full brick (in lieu of FC sheeting on 2nd level) * How about the bathroom windows? Our plans came with clear windows, so we changed this to obscure frosted windows for the bathroom. Our DA also listed this as a requirement, I don't know why they don't include this as standard, who wants clear bathroom windows? * our garage did not come with a window, so we added one $400 * are you getting W to do the carpet? The basic underlay that they include is pretty thin, so we upgraded that too. * are you in a bushfire zone? Add a provision in the tender that too if you are. Hope this helps. Our bank was OK with the valuation of the home tender with most of the extra's. I would ask for everything you would like in the initial tender so at least everything is priced, then afterwards you can just take off what you decide to forego. Good luck! Other than I am trying to get standard dimensions of kitchen coupbrods. Even contacted people who doing kitchens for WH .But no luck . Would you be able to provide me some information about standard kitchen layout (Not sure why WH hiding this) ? 3: Three-phase meter we are getting with free AC promo 4: We are getting pretty good selection with PGH under inclusive range. I am trying to stick for the inclusive range as possible i can 6: i will upgrade carpet underlay Thank you again Re: Anyone building with Wisdom Homes?? 69Aug 22, 2012 8:54 am Hi Bigjo The standard kitchen cupboards should be per the your standard plans as a guide, which are drawn up after you accept your tender and pay a further deposit (approx $3K) , then architectural plans are ordered. However the design of the kitchen is up to you and once the contracts are signed, you will be contacted by the kitchen manufacturer to come in and plan your kitchen. Obviously if you vary from the standard plan it will cost more. We are building the majestic 40 but we have changed our kitchen quite a bit. Based on the standard cupboards in our plan, our lower kitchen cupboards are approx 600mm deep and 910mm high. The width is various lengths, as it is a mix of cupboards and draws. The upper cupboards are approx 700mm high and width approx 950mm wide. As for your bricks, check if they are suitable if your block is identified as saline effected soil, as if this is the case you will need to upgrade to exposure grade bricks. We used Austral bricks and a couple we liked in the standard range were not suitable for saline soil. We built the Wisdom Majestic 40 - moved in! If so can i have a pic? We are having a coaba door and want to match the maple front and gallary door to this and our merbau verandah posts. My problem is if we stain with dark oak on the posts and doors it will look different and naturally merbau is darker. I dont want to keep the doors clear stain and it is too light. Any pics and suggestions on a stain colour??? Also driveway we are having bluestone in plain but aren't sure what pattern border to have- Brick header, block header or large tile header... does anyone have pics?? We did a KDR with them, it took about 3 months for them to demolish and start work after CC was issued. It was forever! Are they doing your demo? Unfortunately no. They can take 1-2 months from pegging. In my case they took about 2 months from peg out to slab. It is a start, but a few things have to occur first before you really get started: * signoff on your construction plans (took two weeks after being ordered) * signoff your post contract variations * pay any outside of contract variations if not being funded by the bank * receive your construction certificate Once these have occurred, then your file will be moved onto estimating, who will then start the ordering process for your build. For us, 2 weeks after we received our construction certificate our portaloo and fencing appeared on the block, and another week later our site was scrapped (2 days ago). Due to our issues and delays I was beginning to wonder if the build was going to happen, but finally it is. Yours will too.........just be patient a little bit more (hard I know!). Hi. Last week we had solid timber flooring installed by AC Constructions / Aoun Constructions. We selected solid timber Australian Spotted Gum pre-finished (meaning it is pre-cut, sanded and lacquered before installation). Supply and labour was $108 psqm including GST. Lovely lady called Adriana was our point of contact, and she was great, even came onto site the morning of installation. Before that we had a quote from Concord Timber @ $95 psqm but it was imported Asian Spotted Gum and we wanted Australian. Very happy with the AC Constructions end result. But they did a knockdown rebuild so it took longer. Good on you living with your parents and I hope you survive!! Hopefully your build starts soon and does not take too long. There is no way I could live with my parents, they would drive me crazy after one day. Inspiration is a lovely home, we have changed our Majestic 40 a bit so the kitchen and back room are like the Inspiration 38 at the Ponds.
